Where is Fairview in Summerlin?

Fairview sits in Grand Park, one of the villages in Summerlin West. Lennar lists the Fairview sales location at 194 Elmwood Echo St, Las Vegas, NV 89138, and visits there are by appointment only. Lennar also runs a Summerlin Welcome Home Center at 1870 Cascading Song Dr.

Grand Park is named for its signature park. Summerlin says that park will cover 90 acres when it is finished, and the first phase is open now. Several other new neighborhoods opened in Grand Park around the same time, so you can tour more than one builder in a single afternoon.

What homes does Lennar build at Fairview?

Lennar calls Fairview a luxury collection of new single-story homes. There are three floor plans, from 3,793 to 3,972 square feet. Each one has a Next Gen suite. Summerlin describes that suite as a space with its own entrance, living area, kitchenette, bedroom, and bathroom. It works well for a parent, an adult child, or long stays from family.

Prices are as of October 16, 2026, from Lennar's Fairview page. Lennar also listed three quick move-in homes at Fairview on that date. Lennar sells its homes with features included at no extra cost, a program it calls Everything's Included. Ask the sales team which features come standard in this collection.

How much do homes cost at Fairview?

Fairview starts from $1,898,990 for the Eloise Next Gen plan, as of October 16, 2026. The largest plan, the Juliet Next Gen, starts at $1,999,990. Those are base plan prices. Your final price can go up with lot premiums and any options you pick.

Lennar often runs limited-time offers, and many are tied to its own lender, Lennar Mortgage. Ask which offers are live the day you visit. Then get every term in writing before you sign. Compare the offer to a quote from an outside lender, too, so you can see the real value.

What are the HOA and SID costs at Fairview?

Lennar's Fairview page lists an HOA estimate of about $152 and a special assessment estimate of about $2,780. The page does not say how often each one is billed. Ask the sales team for the exact HOA schedule and the special assessment for the lot you want.

In Summerlin West, many homes carry a City of Las Vegas special improvement district, or SID. It shows up on your property tax bill, not in your HOA dues. Pull the balance for the exact parcel before you write an offer.

What is nearby?

Fairview is gated and has an onsite tot lot, per Lennar. Grand Park, the village park, is close by. Downtown Summerlin's shops and restaurants and the 215 Beltway are a short drive east.

Lennar's Summerlin page names Clark County School District schools in the area, including Lummis and Vassiliadis elementary schools, Becker and Rogich middle schools, and Palo Verde High School. Lennar notes that buyers should verify zoning. Check the CCSD zoning search for your exact address.

Is Fairview a good fit for you?

Fairview fits buyers who want a big single-story home in Summerlin and need space for more than one generation. The Next Gen suite gives a family member privacy without a second mortgage. It also fits buyers who want a gated street and a newer village.
