Seven Hills is a master plan of about 1,300 acres in the southern Henderson foothills with roughly 25 neighborhoods, and most of them are single family. The attached housing sits in two of them.
Avalon at Seven Hills is the condominium community. It was built in 1999, and units run from roughly 810 square feet for a one bedroom to about 1,544 square feet for a three bedroom. Common features include nine foot ceilings, gas fireplaces, walk in closets, and private balconies or patios. Residents share a pool and spa, a fitness center, barbecue cabanas, and covered parking, and the entry is gated.
The Terraces is the townhome community, built in 1997, with its own private community pool and gated access. Townhomes there give you attached living with an interior stairwell and a small private outdoor space instead of a shared corridor.
Both sit inside the larger Seven Hills master plan, so residents are close to the community parks and trail system and to the Serket Golf Club, formerly known as Rio Secco.

What Homes Are Selling For in Seven Hills
Here is what actually closed. Las Vegas MLS records 128 home sales in Seven Hills from July 25 through September 23, 2026, at a median price of $600,750.
Half of those sales landed between $412,175 and $786,250, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $285 per square foot and the median home went under contract in about 39 days.
By property type, the medians were condos at $295,000 (16 sales) and single family homes at $645,000 (108 sales).
