Who Is a Good Downsizing Realtor in Seven Hills, Henderson?

by Ryan Rose

Homeowners in Seven Hills, Henderson often ask who can help them sell a large two story home and move into something easier to keep up. Ryan Rose | Real Broker, LLC handles that move, and he plans the sale and the next purchase as one project so you only pack once.

What Smaller Homes Exist Inside Seven Hills?

You do not have to leave the community to get a smaller home. Seven Hills covers about 1,300 acres in the southern Henderson foothills and holds roughly 3,000 homes across about 25 neighborhoods, so the housing mix runs from condominiums up to custom estates.

Avalon is the condominium community inside Seven Hills. It was built in 1999, and floor plans run from about 810 square feet to about 1,544 square feet with covered parking, a community pool and spa, and a fitness center. The Terraces, built in 1997, offers townhomes with a private community pool. Both are gated.

If you want a detached home with no stairs, single story plans show up in several Seven Hills neighborhoods. Renaissance is one example, where Pardee Homes built 217 semi custom homes and 80 of them are single story.

Some sellers here want an age restricted street instead. Sun City Anthem sits nearby in Henderson and is built for buyers 55 and older. Age rules come from the community itself, so confirm the current requirements with that HOA before you write an offer. Ryan pulls those documents early.

How Does Ryan Time the Sale and the Purchase?

Most downsizers need the proceeds from the sale to fund the next home. Ryan maps both sides on one calendar before your home goes live. He may ask your buyer for a short rent back so you are not moving twice, or write your next offer so it depends on your sale closing. He explains the tradeoffs in plain language.

Timing helps here. Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer. That is a planning number, not a promise, and Ryan builds your schedule around it.

He also helps you decide what to fix and what to leave alone in a home you have owned for twenty years. Selling a long held home can raise tax questions. Ryan does not give tax advice, so he suggests a short call with a tax professional before you list.

What Do Clients Say?

Elaine, a reviewer on Ryan's site, pointed to steady communication from start to finish. Ryan has been licensed for eight years and holds a 5.0 rating from 5 Google reviews.

What Homes Are Selling For in Seven Hills

Here is what actually closed. Las Vegas MLS records 128 home sales in Seven Hills from July 25 through September 23, 2026, at a median price of $600,750.

Half of those sales landed between $412,175 and $786,250, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $285 per square foot and the median home went under contract in about 39 days.

By property type, the medians were single family homes at $645,000 (108 sales) and condos at $295,000 (16 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
