Where Are the Condos and Townhomes in Green Valley?
Green Valley opened in 1978 as Southern Nevada's first master planned community, and the attached homes follow that timeline. The oldest complexes sit in Green Valley North, in zip code 89014, with more in Green Valley South in 89074. Those buildings date to the late 1970s through the 1990s, which means the health of the association matters as much as the unit.
Green Valley Ranch, the section begun in 1994, runs a different structure. Its master association covers roughly 1,310 acres and about 4,000 homes across 31 sub associations, 18 of which are gated. If you buy an attached home there, you are usually paying a master fee and a sub association fee, and the paperwork comes from two places.
What Does Ryan Check in the HOA Package?
Nevada law gives you a real protection here. Under NRS 116.4109, the seller has to give you a resale package from the association. Once you receive it, you can cancel in writing until midnight of the fifth calendar day.
Five days goes fast. Ryan reads the package with you the day it lands. He goes to the budget and the reserve study summary first, because a thin reserve is how a special assessment finds you later. Then the rental rules, any open litigation, and in the older Green Valley buildings, what the association has said about roofs, plumbing and painting.
For sellers, he orders the resale package early. The buyer's five days start sooner and your escrow keeps moving instead of stalling on paperwork.
Can You Use an FHA or VA Loan on a Green Valley Condo?
Sometimes. FHA generally wants an FHA approved condo project. If the project is not on the list, FHA may still allow a single unit approval in limited cases. VA keeps its own list of approved projects. And plenty of Green Valley townhomes are not legally condos at all, which changes the loan question entirely. Your lender follows the legal setup on the deed, not what the building looks like from the street. What Homes Are Selling For in Green Valley
Here is what actually closed. Las Vegas MLS records 228 home sales in Green Valley from July 25 through September 23, 2026, at a median price of $492,250.
Half of those sales landed between $387,500 and $649,750, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $273 per square foot and the median home went under contract in about 36 days.
By property type, the medians were condos at $247,000 (26 sales), townhomes at $347,500 (26 sales) and single family homes at $535,000 (176 sales).
These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
