Does Providence Have Condos and Townhomes?

Yes, though they are a small slice of it. The Providence Master HOA describes the community as 27 neighborhoods with more than 5,600 homes, and most of that is detached single family housing. The attached product sits in a handful of specific neighborhoods rather than being scattered across the master plan.

The clearest example is Thrive at Providence, built by Edward Homes Nevada. It broke ground in 2020 as Brownstones at Providence and was renamed later that year, and the builder called it the last new home community built inside the Providence master plan. It sits at the southwest corner of West Rome Boulevard and Centennial Parkway, and it is a gated neighborhood with two story townhomes, attached two car garages, 10 foot ceilings, a community pool and a pet park. What Should I Check Before Buying an Attached Home Here?

Two associations, not one. Owners pay the Providence Master HOA, and an attached neighborhood layers a second assessment on top for its own gate, pool and landscaping. Buyers who price only one of those get an unpleasant surprise at closing.

Nevada gives you a real tool. Under NRS 116.4109 the seller has to furnish the HOA resale package, and you have until midnight of the fifth calendar day after you receive it to cancel in writing. Ryan uses that window on purpose. He reads the reserve study, looks for planned special assessments, checks the rental rules if you might lease the home out later, and flags anything about roofs, paint cycles or paving.

Can I Use FHA or VA Financing on a Condo?

Sometimes, and it depends on the project rather than the unit. FHA generally wants the project on its approved list, though a single unit approval can work in some cases. VA keeps its own separate list and does not simply accept FHA approval. Ryan checks project status early so your loan and your offer match, and he connects buyers with trusted lenders and down payment assistance programs.

What Homes Are Selling For in Providence

Here is what actually closed. Las Vegas MLS records 223 home sales in Providence from July 25 through September 23, 2026, at a median price of $500,000.

Half of those sales landed between $415,000 and $619,900, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $249 per square foot and the median home went under contract in about 30 days.

By property type, the medians were condos at $253,995 (12 sales), townhomes at $350,000 (17 sales) and single family homes at $525,000 (194 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
