Where Are the Townhomes in Northwest Las Vegas?

Centennial Hills grew up around the interchange of US 95 and the 215 Beltway. Housing runs from townhomes and condos to single family homes, with larger lots and horse properties on its edges. Centennial Hills Park, a City of Las Vegas park at 7101 North Buffalo Drive, covers 120 acres. It has a dog park and an amphitheater that hosts free concerts.

Skye Canyon sits just to the northwest. Olympia Companies developed the 1,700 acre master plan, and the first homes opened in 2016. Most of Skye Canyon is detached single family. The main townhome option is Topaz at Skye Canyon by LGI Homes. It offers four two story plans from 1,256 to 1,665 square feet, with three or four bedrooms. In September 2026, LGI's website listed pricing from $399,900.

What Changes With a New Townhome?

A new build still comes with an HOA, and often more than one. Skye Canyon has a master association, and a townhome section may add its own layer. Ryan reads the budget and the rules for each one. He also looks at what the townhome HOA covers outside, since that is where the real savings or costs show up.

With new construction, fees come up early. Builders typically pay the buyer's agent, so working with Ryan usually costs the buyer nothing extra. He still reads the builder contract closely, because it is written by the builder's side.

What About Resale Condos and Townhomes?

For resales, Nevada law sets a clear process. Under NRS 116.4109, the seller must give you the HOA resale package. You then have until midnight of the fifth calendar day after you receive it to cancel in writing.

Ryan uses those five days well. He checks the reserve fund and any special assessments. Then he reads the rental rules. Loan fit comes next. FHA usually wants an approved condo project, though a single unit approval can work in some cases. VA has its own approval list.
