The Arbors and Reverence represent two different eras and philosophies within the Summerlin master plan. The Arbors is a 1,200-acre established village built in the late 1990s and early 2000s, while Reverence is a 300-acre guard-gated community by Pulte Homes that represents Summerlin's newer development in Summerlin West. The choice between them often comes down to whether a buyer prioritizes established character and value or new construction and exclusive amenities.

New vs Established

Reverence offers new and newer construction with modern floor plans, current design trends, and builder warranties. Reverence is entirely guard-gated, meaning every home in the community sits behind a staffed entry gate. This provides a uniform level of security and traffic control across the entire 300-acre community.

The Arbors is primarily non-gated, with guard-gated enclaves in Palisades and Bellacere for buyers who want that security level. The majority of The Arbors' neighborhoods are open-access within the Summerlin master plan.

Reverence features a 16,000-square-foot clubhouse, the 9,663-square-foot Skye Fitness Center, an 8-acre park with pickleball, tennis, and basketball courts, and a resort-style pool and spa. These amenities are exclusive to Reverence residents.

The Arbors offers the Summerlin Tennis Club, a 16-acre Sports Park with an Olympic-sized pool, the 45,000-square-foot Veterans Memorial Leisure Center, and four connected parks. These amenities are larger in total scale but are shared with the broader Summerlin community.

Pricing

Reverence homes generally start in the mid $500,000s for townhomes and range to over $1 million for larger single-family homes. The Arbors covers a wider price range, from condos in the low $200,000s to luxury estates exceeding $1 million in Bellacere.

Location

The Arbors sits in Summerlin North, 2.5 miles from Downtown Summerlin. Reverence is in Summerlin West at approximately 3,200 feet of elevation, farther from the commercial centers but closer to Red Rock Canyon. The Arbors has a shorter commute to most valley destinations.
