This guide is for buyers who want a gated or custom home on Summerlin's west side. It covers five places: The Ridges, The Cliffs, Mountain Trails, Ascension and Astra.

They are not one official region. Summerlin groups them in different villages. The Ridges sits on the valley's western rim. The Cliffs is Summerlin's southernmost village. Ascension is in The Peaks. Astra is on the northwest edge, at the base of the La Madre Peaks. Mountain Trails is in The Trails area to the north.

What they share is the Red Rock side of town and the Summerlin trail system. Most have gated streets. Each one feels different inside the gate.

Each of these five places fits a different buyer. Some are built around custom homesites. Others have builder homes with set floor plans. Here is a quick side-by-side. Where a detail varies, the cell says to ask.

The Ridges

The Ridges is a guard-gated community inside Summerlin. It is known for custom homes, Red Rock views and its own residents-only club.

Where it is and how big

The Ridges covers 793 acres. It sits on the valley's western rim, at the foothills of Red Rock Canyon National Conservation Area. Addresses here use zip code 89135.

The Ridges opened in 2000. The developer sold its last lot here in March 2023. The land runs from about 3,100 to 4,000 feet up. Because it sits higher, it is often cooler than the valley floor.

Gates and security

The Ridges is guard-gated. Each neighborhood inside it adds another layer of gated security. Ask how guest and delivery access works in the neighborhood you like. Read more about the Ridges guard gates.

Custom neighborhoods and townhomes

Some Ridges neighborhoods are custom-home neighborhoods, where you buy a homesite and build. The Ridges also has townhomes.

The developer counts nine custom-home neighborhoods. Talon Ridge was the ninth and last, announced in January 2019. Azure and Indigo are two others.

The largest custom site is Falcon Pointe. It is one homesite of 3.86 acres.

Fairway Hills has townhomes of about 2,105 to 3,274 square feet.

Home styles

The developer's design style here is desert contemporary. Think long, flat rooflines and colors that match the land. Custom homes vary a lot, so tour a few streets to see the range.

Club Ridges

Club Ridges is for residents only. It was built in 2007 and later renovated. It has a resort-style pool, tennis courts, workout rooms, group exercise and Pilates rooms, and a place to gather. See the Club Ridges amenities guide.

The golf course

The Ridges is home to the former Bear's Best golf course, a Jack Nicklaus design that opened in 2001. It closed to public play in June 2025. New owners are rebuilding it as the private Amara Golf Club, with a new course design. They plan a $300 million private club, per the Las Vegas Review-Journal.

As of October 19, 2026, the course is under redevelopment and not open for play. Ask Ryan for the latest on the reopening.

The Ridges neighborhoods: Azure, Topaz Ridge, Rimrock and Promontory

Buyers often search for The Ridges by neighborhood. Here are the basics on each one. For other details, ask Ryan.

Each neighborhood has its own rules and its own HOA. HOA dues change. Ask for the current amount before you write an offer.

Inside one gate, two homes can be very different. Lot size, view and the age of the home all matter.

The Cliffs

The Cliffs mixes several neighborhoods around a large central park.

Where it is

The Cliffs is Summerlin's southernmost village. It runs along the southwest edge, near the 215 Beltway. Addresses near Oak Leaf Park use zip code 89135. Some nearby schools and parks use 89148. Confirm the zip for any home you like.

Size and gates

The Cliffs covers 418 acres. It is planned for more than 1,700 homes at build-out. It has 11 neighborhoods, and several of them are gated. Gate setup varies by neighborhood, so ask about the one you like.

Oak Leaf Park

Oak Leaf Park is the village's central park. It covers more than 5 acres. It has:

2 shaded playgrounds
A climbing tower
A central lawn and open play area
Shaded picnic pavilions
A demonstration garden
Restrooms

The Cliffs takes its name from the ridgeline behind it.

Is The Cliffs 55+?

No, not as a whole. One gated neighborhood of about 100 acres is age-qualified. The other neighborhoods are not described as age-restricted. See the FAQ for more.

Mountain Trails

Mountain Trails sits in The Trails area of Summerlin, in zip code 89134.

Home details

Home count, lot sizes, build years and home sizes vary across Mountain Trails. Ask Ryan for recent sales, and ask the HOA for current dues.

The gate

Snow Trail is a street in this part of The Trails. Ask Ryan to confirm the gate and how guests get in before you tour.

What's nearby

Summerlin Hospital (657 N Town Center Dr) is about 2 miles by car.
Trails Village Center is about 1 mile away.
The Adelson School is under 1 mile away. See section 10.

Ascension

Ascension is a guard-gated neighborhood in The Peaks village. It sits near Town Center Drive and Tropicana Avenue.

Homes

Two builders offer homes here. As of October 2024, homes ran from about 2,297 to nearly 5,000 square feet. They had 3 to 5 bedrooms and up to 5.5 baths. Plans and pricing change as a neighborhood sells, so ask for the current list.

Lots

Lot sizes vary. Ask for the current lot map.

Clubhouse and fees

In October 2024, the developer described a planned resident-only clubhouse. Plans called for pools, pickleball, a fitness center and bike paths. Ask for its size and open date.

Ask for the current HOA amount, and ask if there is a special improvement district (SID) assessment, before you write an offer.

Astra at La Madre Peaks

Astra is a custom homesite enclave on Summerlin's northwest edge. It sits at the base of the La Madre Peaks, near Lake Mead Boulevard and Park Drift Trail.

Size: 167 custom homesites on 171 acres
Launched: December 2024
Height: The developer says it sits at the valley's highest point.
Gate: Guard-gated
Planned amenities: A clubhouse, an infinity pool and a trailhead. These are plans and may change.
Red Rock Canyon: About 15 to 20 minutes to the visitor center

How close is Red Rock Canyon?

Red Rock Canyon National Conservation Area is the big draw on this side of Summerlin. It is managed by the Bureau of Land Management (BLM).

What to know about Red Rock

It covers nearly 196,000 acres.
The scenic drive is a 13-mile, one-way loop.
21 trails start from parking areas along the scenic drive.
Calico Tanks, Keystone Thrust and Ice Box Canyon are three Red Rock trails.
More than 3 million people visit each year.

Timed entry

From October 1 to May 31, you need a timed-entry reservation for the scenic drive between 8 a.m. and 5 p.m. Book at Recreation.gov or call (877) 444-6777. Rules can change, so check the BLM site before you go.

Parks, trails and golf nearby

You don't have to drive to Red Rock to get outside. Summerlin has 200-plus miles of trails.

Cottonwood Canyon Park

Cottonwood Canyon Park is a long, narrow park in a natural wash. It runs the length of The Canyons village. The address is 915 Canyon Bluff Circle, 89144. Summerlin lists children's play areas there.

Oak Leaf Park

Oak Leaf Park is inside The Cliffs. See section 4 for what it has.

Faiss Park

Faiss Park is at 7025 S Fort Apache Road, 89178. The county lists it in Spring Valley. Summerlin lists it as a nearby amenity for The Cliffs, about 2 miles from Oak Leaf Park. It has an indoor pool with a 10-lane lap pool, so you can swim year round.

Cowabunga Canyon

Cowabunga Canyon is a water park at 7055 S Fort Apache Road, in The Cliffs village. It was called Wet'n'Wild until March 2022. It is open by season.

Golf

Angel Park Golf Club takes public tee times. It has two 18-hole courses, Mountain and Palm. It also has Cloud Nine, a 12-hole short course with lighted holes for night play.

In the Mountain Trails area, some streets zone to Staton and some zone to Lummis. Check your address.

Private schools

The Adelson School is a private Jewish school, from preschool (starting at 18 months) to grade 12. It is at 9700 Hillpointe Rd, 89134, under 1 mile from Mountain Trails.
The Meadows School is about 2 to 3 miles from Mountain Trails.

Ask each school about tuition and openings for your child's grade.

Shopping, dining and things to do

Downtown Summerlin is a large shopping and dining area. Spend a Saturday there to get a feel for it.

Tivoli Village is another shopping and dining spot. It is about 15 to 20 minutes from The Cliffs.

Las Vegas Ballpark is in Downtown Summerlin. It is home to the Las Vegas Aviators, the Triple-A team of the Athletics (2026). From Astra, it is about 10 to 15 minutes.

City National Arena, at 1550 Pavilion Center Dr, is the Vegas Golden Knights practice rink and team headquarters. It sits just north of the ballpark.

Prices inside a gated village can be far above the area median. Ask for recent sales in the one village you like.

How to read these numbers

A median is the middle sale. Half sold for more, half for less. The Summerlin median mixes condos, townhomes and large custom homes. So it is a starting point, not a price for a custom home in The Ridges.

A rough way to estimate

Price per square foot can give you a rough range. Multiply it by the size of the home.

Example: A 4,000 sq ft home at $400 per sq ft works out to about $1,600,000. A 6,000 sq ft home at the same rate is about $2,400,000. (Made-up numbers to show the math.)

Custom homes can sell far from a rough number like this. Lot, view and updates all change the price.
