Building is in the newer western areas, like Grand Park, Kestrel, Kestrel Commons, and La Madre Peaks. Builders include Toll Brothers, Lennar, Pulte, Taylor Morrison, and KB Home. Cadence in Henderson. Cadence covers 2,200 acres off Lake Mead Parkway, with up to 12,250 homes planned. Its FAQ lists prices from the $300,000s to the $700,000s. It also says there are no SID or LID fees, which is worth a lot over time. Seven builders sell there, including Beazer, Century Communities, D.R. Horton, and Woodside Homes. The nearly 50 acre Central Park sits in the middle. Skye Canyon. This plan sits in the northwest, off US 95. Which one is best for you comes down to your budget and your daily drive. Published starting prices across these plans run from the $300,000s to well over $1 million.

Which Communities Fit Buyers 55 and Older?

Two stand out. Trilogy Sunstone by Shea Homes is a 55 and older community inside Sunstone, with homes from $399,990 and a resort style club. Lake Las Vegas, on the far east side of Henderson, lists Del Webb homes from the mid $400,000s. Lake Las Vegas also has luxury options, with Blue Heron homes from the low $1 million range.

How Do I Pick the Right One?

Start with your daily drive. Drive the route at rush hour before you fall for a floor plan. Next, ask each builder for the full price in writing. That means the lot premium, design center upgrades, HOA dues, and any special assessment. Then check the exact address on the CCSD zoning search, since builder school lists are not zoning.

Bring your agent to your first visit. Many builders will only work with an agent who registers with you that day. Builders typically pay the buyer's agent, so working with Ryan usually costs the buyer nothing extra.
