Summerlin covers about 22,500 acres along the western edge of the valley, next to Red Rock Canyon. It began in 1990, when the $22 million Summerlin Parkway opened to link the area to US 95. Today it is split into Summerlin North, Summerlin South, and Summerlin West, plus 55+ villages like Sun City Summerlin and Siena.

Here is a detail many buyers miss. Most of Summerlin sits inside Las Vegas city limits, but Summerlin South is in unincorporated Clark County. That changes which local government handles things like permits and code questions for your home.

What Costs Should Summerlin Buyers Check?

Summerlin uses two layers of HOA. You pay a master association fee plus a fee to your own neighborhood association. Ryan's research found typical totals of about $100 to $200 a month for a single family home, but gated villages and condos can run higher.

Some newer parts of Summerlin West also have SID assessments. These are paid on the property tax bill, not to the HOA, and they pass to the next owner. Ryan asks for the payoff balance before you write an offer, so it never shows up as a surprise at closing.

What Homes Are Selling For in Summerlin

Here is what actually closed. Las Vegas MLS records 409 home sales in Summerlin from September 2 through November 2, 2026, at a median price of $600,000.

Half of those sales landed between $430,000 and $850,000, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $303 per square foot and the median home went under contract in about 35 days.

By property type, the medians were single family homes at $678,000 (305 sales), townhomes at $431,500 (66 sales) and condos at $297,500 (38 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
