Who Is a Good Upsizing Realtor in Aliante, North Las Vegas?
If you have outgrown your current home and want a bigger one in Aliante, Ryan Rose | Real Broker, LLC is a North Las Vegas Realtor who plans the sale and the purchase as one timeline. Moving up inside a community you already know is usually the cleanest version of this move, and Aliante has the size range to make it work.
Can You Move Up Without Leaving Aliante?
Often, yes. Aliante covers 1,905 acres with roughly 6,500 homes built out of a planned 7,500, and the housing runs from compact single story plans to two story layouts with as many as six bedrooms and five bathrooms. Many homes carry two or three car garages and larger lots with low maintenance desert landscaping.
The top of the range sits in Club Aliante, the guard gated Pulte enclave of 328 homes built between 2005 and 2007, where floor plans run roughly 2,196 to 3,732 square feet. Dues there run about $251 a month and include the Aliante Master Association fee, compared with about $51 a month for a standard Aliante home. If a guard gate and a bigger plan are both on your list, that difference belongs in your budget from day one.
What Trips Up Move Up Buyers Here?
Timing. Most families moving up in Aliante need the equity in the current house for the down payment on the next one, and both sides have to line up. Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer. That is a median, not a promise, and a plan built on the best case leaves you renting a truck twice.
Ryan maps the two transactions together. That can mean a sale with a rent back so you are not homeless for a week, an offer contingent on your sale where the market allows it, or listing first with a clear target list ready to go. Which one fits depends on your loan, your equity and how much disruption you can absorb.
What Does Ryan Watch on the Bigger House?
Square footage is the easy part. He looks at the roof and HVAC age on a home that may be twenty years old, the condition of any pool, whether the solar is owned or leased, and what the sub association covers if the home sits inside a gated section. He also checks that your target home actually appraises at the price you are offering, so your financing does not stall late.
Kevin, a Google reviewer, wrote that Ryan was critical in negotiating on their behalf and kept them up to date through the entire process, personally involved from day one through close. Ryan has been licensed more than five years and holds a 5.0 rating from 5 Google reviews.

What Homes Are Selling For in Aliante
Here is what actually closed. Las Vegas MLS records 175 home sales in Aliante from July 25 through September 23, 2026, at a median price of $456,990.
Half of those sales landed between $370,000 and $530,000, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $232 per square foot and the median home went under contract in about 24 days.
By property type, the medians were single family homes at $475,000 (145 sales) and townhomes at $329,000 (27 sales).
These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
