Looking for a Listing Agent in Aliante, North Las Vegas?

by Ryan Rose

If you are selling a home in Aliante, Ryan Rose | Real Broker, LLC is a North Las Vegas listing agent who prices from the right comps, markets the home properly, and stays on the file through closing. Aliante has enough variety inside one master plan that a lazy price is an expensive mistake.

What Makes Pricing Different in Aliante?

Aliante opened in May 2003 and was built out by several national builders at once, including D.R. Horton, KB Home, Pardee Homes, Pulte Homes and Del Webb. That means a 2004 home and a 2016 home sit under the same community name with different floor plans, roof ages and finishes. Pricing off the Aliante average instead of homes that match your build year and layout is how sellers end up chasing the market down.

The sub associations matter too. A guard gated Club Aliante home carries around $251 a month in dues, an age restricted Sun City Aliante home carries about $139, and a standard Aliante home pays roughly $51 a month to the master association. Buyers compare the monthly payment, not just the list price, so the dues line belongs in the pricing conversation.

Timing matters as well. Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer. A home priced above its comps usually spends that window collecting showings and no offers, and the first price cut lands later and costs more than a correct price would have.

What Does Ryan Do Once the Home Is Listed?

Prep comes first: what to fix, what to leave alone, and what simply needs to be cleared out. Then professional photography, a full MLS listing with the association details spelled out, and syndication to the major search sites.

Aliante sells partly on what surrounds it, so the marketing says so. The 24 mile trail system, Aliante Nature Discovery Park on Nature Park Drive with its lake and splash pad, Deer Springs Park, Aviary Park, Aliante Golf Club and the Smith's anchored Aliante Marketplace at the 215 and Aliante Parkway are all reasons buyers shortlist this community over an unfinished one.

How Does Ryan Handle the Offer Stage?

He reviews each offer with you on terms, not just price: financing type, contingency dates, repair requests and who is asking for what. After acceptance he works the inspection response, the appraisal and the association document delivery so nothing stalls escrow.

Elaine, a Zillow reviewer, wrote that when the appraisal came in low, Ryan negotiated the price down to match it, which saved her thousands, and got the sellers to complete every repair before closing. Ryan has been licensed more than five years and holds a 5.0 rating from 5 Google reviews.

What Homes Are Selling For in Aliante

Here is what actually closed. Las Vegas MLS records 175 home sales in Aliante from July 25 through September 23, 2026, at a median price of $456,990.

Half of those sales landed between $370,000 and $530,000, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $232 per square foot and the median home went under contract in about 24 days.

By property type, the medians were single family homes at $475,000 (145 sales) and townhomes at $329,000 (27 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
