Summerlin and Southwest Las Vegas both offer essential workers attractive neighborhoods, but they sit at very different price points. Understanding the tradeoffs helps Worker Advantage Program buyers make a confident decision.

How Do Home Prices Compare Between Summerlin and Southwest Las Vegas?

Summerlin carries a median sale price of $686,000, with prices ranging from $551,000 in Summerlin North to $725,000 in Summerlin West. Southwest Las Vegas comes in significantly lower at a $455,000 median, making it far more accessible for essential workers using the $20,000 Worker Advantage grant. Both areas fall within the program's $832,750 maximum purchase price, but the grant stretches much further in Southwest Las Vegas.

On a $455,000 Southwest Las Vegas home with an FHA loan at 3.5% down, the required down payment totals roughly $15,925. The Worker Advantage Program covers all of that and leaves over $4,000 for closing costs or a rate buydown. In Summerlin, the same calculation on a $686,000 home requires about $24,000 down, meaning the grant covers most but not all of the down payment.

What About Schools, Hospitals, and Commutes?

Summerlin features some of the highest rated schools in the valley, including Northwest Career and Technical Academy (ranked 9th in Nevada). Southwest Las Vegas counters with Southwest Career and Technical Academy (ranked 10th). Both areas serve CCSD families well.

Healthcare access is strong in both locations. Summerlin has Summerlin Hospital Medical Center and MountainView Hospital, while Southwest Las Vegas offers Spring Valley Hospital, Southern Hills Hospital, and multiple Dignity Health campuses. First responders in either area benefit from the LVMPD Northwest Area Command (Summerlin) or Enterprise and Spring Valley commands (Southwest).

What New Construction Is Available?

Summerlin West continues building with active communities in Redpoint and surrounding villages. Southwest Las Vegas has even more activity, including the Blue Diamond Hill development with approximately 3,500 homes planned and grading underway in early 2026. Essential workers interested in new construction will find more options and lower price points in the southwest corridor.
