All 20 Subdivisions in The Willows Summerlin

The Willows is one of Summerlin's largest villages, and its 20 subdivisions cover a wide spectrum of home sizes, price points, and lifestyles. Whether you want a compact single story patio home or a sprawling custom estate behind a guard gate, this community has a neighborhood that fits.

Guard Gated and Gated Subdivisions

Willow Creek is the village's guard gated section, developed by Toll Brothers. It contains four neighborhoods: Wood Glen (76 homes, 2,670 to 3,792 sq ft), Heritage Glen (83 homes, 3,364 to 5,085 sq ft), Eden Ridge (57 single story homes, 3,091 to 5,757 sq ft), and Willow Falls (80 custom homes behind a second gate on lots of 14,000 to 18,000 sq ft). The Willow Creek sub association fee ranges from $449 to $505 per month.

Outside of Willow Creek, two neighborhoods offer automated gate access. Bella Veranda was built by William Lyon Homes and includes 80 mostly single story homes between 2,578 and 3,001 square feet, constructed in 2000 and 2001. Heather Glen is also gated, with homes ranging from 2,000 to over 4,000 square feet built in the early 2000s.

Non Gated Subdivisions

The remaining neighborhoods provide open access while still falling under The Willows master association. Autumn Ridge by Pulte has 153 homes between 1,432 and 1,628 square feet, mostly single story floor plans ideal for first time buyers or downsizers. Castlewood offers compact single story living from 1,158 to 1,667 square feet. Glenbrook provides mid range to large homes from 2,000 to over 4,000 square feet, built in the early 2000s.

Additional non gated subdivisions include Brentwood, Cambridge Court, Crown Ridge, Desert Willow, Heatherwood, Kingsway Ridge, Northdale, Sierra Woods, Willow Glen, Willow Springs (by Pulte, single story), and Woodridge. Each of these neighborhoods brings its own mix of lot sizes, architectural styles, and floor plan options.

What Ties Them All Together?

Every homeowner in The Willows pays the $76 per month master association fee. That fee funds access to three parks totaling over 34 acres, the resident only pool with beach entry and water slides, the Willows Community Center, tennis courts, basketball courts, baseball and softball fields, soccer fields, playgrounds, walking trails, and the popular Aesop's Fables sculpture garden. Regardless of which subdivision you choose, the amenity package is identical.
