Skye Canyon is a 1,700 acre master plan in northwest Las Vegas with roughly 6,500 planned homes, five community parks, more than 4,000 planted trees, and miles of trails plus dedicated bike lanes.

How big is Skye Canyon?

The master plan covers 1,700 acres on the northwest edge of Las Vegas, near the US 95 and 215 corridor. Original plans called for about 6,500 homes, with some sources citing a figure as high as 9,000 at full buildout. About 5,108 residents currently live inside Skye Canyon proper, with the wider 89166 ZIP code holding 27,060 people.

That land area puts Skye Canyon in the same scale tier as other large Las Vegas master plans, while still being smaller than Summerlin. The site sits at an elevation of about 2,188 feet, which is high enough to bring slightly cooler temperatures and clearer mountain views than the valley floor.

What amenities come with that scale?

The numbers behind the amenity package are part of what put Skye Canyon on top 50 master planned community lists in the United States. The community has five parks, more than 4,000 planted trees, miles of trails, and dedicated bike lanes that thread through the neighborhoods. The plan was designed for outdoor use first, with shaded paths connecting homes to parks and to the Skye Center.

Builder variety is another part of the scale story. The community has worked with Toll Brothers, Lennar, Pulte, Century, Beazer, LGI, Woodside, Richmond American, Pardee, and Taylor Morrison. Developer surveys report 92 percent resident satisfaction, and Skye Canyon has at one point ranked around number 22 in the country by new home sales.
