Seven Hills vs MacDonald Highlands Henderson

Seven Hills in Henderson and Southern Highlands in Las Vegas are both Italian inspired master planned communities in the southern Las Vegas valley with championship golf courses, guard gated neighborhoods, and luxury homes. Despite their similarities in design philosophy, the two communities differ in size, location, price range, and residential character.

Location and Size

Seven Hills sits in Henderson on approximately 1,300 acres with around 3,000 homes across 25 neighborhoods. Southern Highlands is located in southern Las Vegas on over 2,200 acres with more than 50 neighborhoods. Seven Hills is approximately seven miles from the Las Vegas Strip, while Southern Highlands is 10 to 15 miles south. Both communities are accessible via major freeways, but Seven Hills' closer proximity to the Strip and Henderson's amenity corridors along Eastern Avenue and St. Rose Parkway gives it a convenience advantage for daily errands and commuting.

Golf and Guard Gated Options

Seven Hills is centered around the Serket Golf Club (formerly Rio Secco), an 18 hole par 72 course designed by Rees Jones that is open to the public and home to the Butch Harmon School of Golf. Southern Highlands features the Southern Highlands Golf Club, a private 18 hole championship course co designed by Robert Trent Jones Sr. and Jr. with a 42,000 square foot clubhouse. Seven Hills has five guard gated neighborhoods (Terracina, Venezia, Rapallo, Renaissance, and Presidio), while Southern Highlands offers guard gated enclaves including Tuscan Cliffs and Royal Highlands among others.

Price Range and Home Types

Both communities offer homes across a wide price spectrum. Seven Hills ranges from condominiums around $250,000 to custom estates exceeding $6 million, with a median in the mid $600,000s to $700,000s. Southern Highlands spans from the mid $100,000s to over $10 million, with greater variety at both the entry level and ultra luxury tiers due to its larger number of neighborhoods. Seven Hills' more compact footprint creates a higher concentration of luxury homes per acre, while Southern Highlands' larger scale accommodates a broader demographic mix.

Local Expert Insight

Ryan Rose notes that buyers often compare Seven Hills and Southern Highlands because of their shared Italian design influences and guard gated luxury options. The key difference is location and community scale. Seven Hills offers a more intimate, village like experience in Henderson with closer proximity to the Strip, while Southern Highlands provides a larger, more varied community in Las Vegas with a prestigious private golf club. Ryan helps buyers weigh these factors against their specific priorities for commute, community feel, and investment potential.
