Is Seven Hills Henderson a Good Place to Live?

Guard Gated Communities in Seven Hills Henderson

Seven Hills and Anthem are two of Henderson's most popular master planned communities, both located in the southern part of the city with easy access to the Las Vegas Strip. While they share some similarities in terms of location and quality of life, they differ significantly in size, character, price point, and overall residential experience.

Size and Scale

Seven Hills covers approximately 1,300 acres with around 3,000 homes across 25 neighborhoods. More than one third of the community is dedicated to open space, giving Seven Hills a low density, retreat like character. Anthem is substantially larger at approximately 4,755 acres with over 15,000 homes across multiple subdivisions including Anthem Country Club, Sun City Anthem, Anthem Highlands, and Coventry Homes. The difference in scale gives Seven Hills a more intimate, boutique feel compared to Anthem's expansive suburban layout.

Home Prices and Options

Seven Hills generally commands higher prices than Anthem. Seven Hills' median home prices have recently ranged in the mid $600,000s to $700,000s, with luxury guard gated homes reaching well above $1 million. Anthem offers a wider range of price points with median prices in the high $500,000s to mid $600,000s. Both communities include condos, townhomes, single family production homes, and luxury estates, but Seven Hills' five guard gated enclaves provide a tier of custom estate living that Anthem matches primarily through Anthem Country Club.

Golf and Recreation

Seven Hills is centered around the Serket Golf Club (formerly Rio Secco), an 18 hole par 72 championship course designed by Rees Jones that is open to the public. The Butch Harmon School of Golf at Serket adds a world class instruction component. Anthem offers the Anthem Country Club course designed by Hale Irwin and Keith Foster, which operates as a private membership course. The Revere Golf Club near Anthem features two public courses designed by Billy Casper and Greg Nash. Both communities have extensive park systems and trail networks, with Seven Hills offering nine parks on 1,300 acres and Anthem dedicating over 72 acres to parks and green space across its larger footprint.

Schools and Daily Conveniences

Both communities are served by the Clark County School District with some overlap in school assignments. Wolff Elementary, Del Webb Middle School, and Coronado High School serve portions of both Seven Hills and Anthem. Seven Hills benefits from closer proximity to grocery stores, restaurants, and shopping along the Eastern Avenue and St. Rose Parkway corridors. Anthem's larger footprint means some residents drive farther for daily errands, though commercial development along Eastern Avenue serves both communities.

Local Expert Insight

Ryan Rose advises buyers that the choice between Seven Hills and Anthem often comes down to community scale and lifestyle preferences. Buyers who value a smaller, more intimate community with a higher concentration of luxury homes and guard gated options tend to gravitate toward Seven Hills. Buyers who prioritize a wider range of price points, a larger active adult community (Sun City Anthem), or private golf club membership tend to prefer Anthem. Both communities offer excellent quality of life in Henderson, and Ryan helps buyers evaluate which community best aligns with their priorities and budget.
