The Ridges in Summerlin contains 15 distinct neighborhoods spread across 800 acres of elevated terrain in western Las Vegas. Nine of these are custom home enclaves where buyers work with architects to design one of a kind estates, and six are builder communities with production or semi custom floor plans. Custom Home Neighborhoods at The Ridges
The nine custom neighborhoods offer the most flexibility for buyers who want to create a home from the ground up. Each enclave has its own personality, lot sizes, and price range.
Arrowhead contains 24 home sites and sits in the upper elevations with dramatic canyon views. Azure is one of the larger custom neighborhoods with 115 home sites and a reputation for contemporary architecture. Boulder Ridge has 46 lots and attracts buyers who appreciate natural desert landscaping with canyon proximity. Falcon Pointe is the smallest neighborhood in The Ridges with just one estate lot, making it the most exclusive address in the community.
Falcon Ridge features 61 home sites and has long been one of the most popular custom enclaves for established families. Indigo offers 28 lots with a more intimate setting. Promontory includes 53 home sites at premium elevations with some of the best views in the community. Redhawk holds 82 lots, one of the larger custom neighborhoods. Rimrock rounds out the custom group with 20 home sites.
Builder Neighborhoods at The Ridges
The six builder neighborhoods provide a more streamlined buying experience with established floor plans and shorter construction timelines. Fairway Hills by Toll Brothers is one of the most recognized, with 127 homes positioned along the Bear's Best golf course. Silver Ridge contains 83 homes, and Sterling Ridge is the largest neighborhood in The Ridges with 200 homes built by William Lyon.
Talon Ridge offers 17 homes in a smaller, more private setting. The Pointe is the most secure neighborhood in the entire community, with triple gate access and just 12 ultra premium home sites on lots up to nearly five acres. Topaz Ridge features 88 single story homes, the only neighborhood in The Ridges dedicated entirely to one level living.
How Are the Neighborhoods Organized?
Ryan Rose explains that The Ridges is laid out along a series of ascending roads that climb into the western foothills of Summerlin. The builder communities tend to sit at slightly lower elevations near the main entrance, while many of the custom enclaves occupy higher ground with broader views of Red Rock Canyon and the Las Vegas valley. With approximately 957 total properties across all 15 neighborhoods, the community maintains a low density feel despite its size.
Each neighborhood has its own secondary gate beyond the two main guard gates, which means residents enjoy both community wide security and neighborhood level privacy. This layered structure also means that traffic within each enclave is limited to its own residents and their approved guests.
Finding the Right Neighborhood
