Why Is Mountain's Edge Confusing to Shop From Out of State?

Mountain's Edge is not one neighborhood. Focus Property Group started building it in February 2004, and the master plan covers 3,500 acres in the unincorporated town of Enterprise, on the southwest rim of the valley. The original plan called for 14,500 homes across more than 22 neighborhoods. By the end of 2025 roughly 12,500 of those homes were built.

That matters when you are clicking through listings at night in Ohio. Two houses at the same price can sit two miles apart and feel like different towns. One backs to a paseo near Exploration Peak. The other sits near the retail along Blue Diamond Road. Photos never show you the difference, and neither does a map app.

Two things. Nevada has no state income tax on wages, which is the line that moves most California budgets. And the summer is real, so the power bill in July is nothing like the power bill in February.

The upside is what sits at your door. Exploration Peak Park on South Buffalo Drive covers close to 80 acres and the peak itself tops out at 2,846 feet, with walking and bike trails to a view of the whole valley. Paiute Park and Nathaniel Jones Park are run by the master association too. Mountain's Edge Regional Park is a Clark County park, not an association park, so its rules come from the county.

What Homes Are Selling For in Mountains Edge

Here is what actually closed. Las Vegas MLS records 133 home sales in Mountains Edge from July 25 through September 23, 2026, at a median price of $435,000.

Half of those sales landed between $384,495 and $541,500, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $246 per square foot and the median home went under contract in about 27 days.

By property type, the medians were single family homes at $449,995 (108 sales) and townhomes at $349,940 (24 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
