Gated Communities in Mountain's Edge: Which Las Vegas Realtor Knows Them?

by Ryan Rose

Want a gated home in Mountain's Edge? Ryan Rose | Real Broker, LLC is a Las Vegas Realtor who knows which subdivisions here sit behind a gate, which one has a staffed guard house, and what that difference does to your dues and your showing schedule.

Is Mountain's Edge a Gated Community?

No, not as a whole. Mountain's Edge is an open master plan covering 3,500 acres in the town of Enterprise, with public streets and parks that anyone can drive to, linked by the paseo trail system. The gates are one level down, inside individual subdivisions.

That is the single thing most buyers get wrong when they search. You are not choosing between gated Mountain's Edge and ungated Mountain's Edge. You are choosing among more than 22 neighborhoods, a handful of which have their own entry gates, while the rest sit on open streets a block away.

What Is the Difference Between Gated and Guard Gated?

A gated subdivision has a rolling or swing gate on a code, a clicker, or a call box. Nobody is sitting there. Cascade at Mountain's Edge is marketed as the gated option with the most access control in this master plan. Community sites describe a staffed entry and patrol, but the master association's own pages do not confirm that, so treat staffing as something to verify rather than a given. A staffed gate carries a different monthly cost than a code box. Madera is a gated enclave here as well, with its own amenities. Gate status and staffing can change, so confirm both with the sub association before you write an offer.

What the dues cover varies by subdivision, not by the master plan. In most Mountain's Edge neighborhoods you pay the Mountain's Edge Master Association plus a sub association assessment, and behind a gate that second line usually carries the gate maintenance, the private street repaving, and any pool or park that belongs to the subdivision alone. Ryan pulls both numbers and the reserve study before you get attached to a floor plan.

How Do Gates Change the Buying Process?

They slow showings down. Gate codes expire, call boxes route to a phone that nobody answers, and a guard gate needs your agent on a list before you arrive. Ryan arranges access ahead of time so you are not sitting at a call box burning half your Saturday.

Selling behind a gate has the same friction in reverse. Ryan coordinates gate access for agents and photographers, and he sets showing instructions that a guard can actually follow. Nothing kills interest in a listing faster than a buyer's agent who could not get in.

Ryan has been licensed eight years and holds a 5.0 from 5 Google reviews, with clients naming him as patient and responsive.

What Homes Are Selling For in Mountains Edge

Here is what actually closed. Las Vegas MLS records 133 home sales in Mountains Edge from July 25 through September 23, 2026, at a median price of $435,000.

Half of those sales landed between $384,495 and $541,500, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $246 per square foot and the median home went under contract in about 27 days.

By property type, the medians were single family homes at $449,995 (108 sales) and townhomes at $349,940 (24 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
