Why Is Aliante Hard to Shop From Out of State?

First, the address. Aliante is in the City of North Las Vegas, not the City of Las Vegas, so city services, permits and utility accounts run through North Las Vegas. Search sites often label the whole valley as Las Vegas, which confuses buyers comparing neighborhoods from another state.

Second, the location. Aliante sits in the northwest corner of the city at the base of the Sheep Mountains, about 15 miles from the Las Vegas Strip, roughly 30 minutes by car. Harry Reid International Airport is about 15 to 16 miles out, and downtown runs about 20 minutes. If your job or your travel schedule pulls you south every day, that drive is worth testing before you commit.

Third, the homes. Aliante opened in May 2003 and was built by D.R. Horton, KB Home, Pardee Homes, Pulte Homes and Del Webb over two decades. Same master plan, very different houses. Club Aliante is a guard gated Pulte enclave of 328 homes built between 2005 and 2007, and Sun City Aliante is a Del Webb age restricted community of single story plans, where the age rules come from the community and should be confirmed with that HOA before you write an offer.

What Homes Are Selling For in Aliante

Here is what actually closed. Las Vegas MLS records 175 home sales in Aliante from July 25 through September 23, 2026, at a median price of $456,990.

Half of those sales landed between $370,000 and $530,000, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $232 per square foot and the median home went under contract in about 24 days.

By property type, the medians were single family homes at $475,000 (145 sales) and townhomes at $329,000 (27 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
