Queensridge vs Summerlin: What Is the Difference?

Queensridge and Summerlin are two of the most recognized names in western Las Vegas real estate, but they are not the same community. Buyers frequently confuse the two because of their proximity, shared school zones, and overlapping shopping destinations. Here is a clear breakdown of how they differ and where they overlap.

Ownership and Development

Summerlin is a 22,500 acre master planned community developed by the Howard Hughes Corporation. It spans dozens of villages, each with its own character and amenities. Queensridge, by contrast, is an approximately 800 acre guard gated community within the Peccole Ranch area, developed by the Peccole family. Queensridge operates independently from Summerlin with its own HOA, security infrastructure, and resident association.

Guard Gated vs. Master Planned

One of the most significant differences is access. Queensridge is a fully guard gated community with staffed entry points on Alta Drive (north) and West Charleston Boulevard (south), plus 24 hour roaming security patrols. Summerlin, as a master plan, is largely open to the public. Some individual villages within Summerlin, such as The Ridges, are guard gated, but the majority of Summerlin neighborhoods are not.

Home Prices

The price gap between the two communities is substantial. Queensridge carries a median home price in the range of $1.08 million to $1.25 million, reflecting its luxury positioning and limited inventory. Summerlin's overall median sits between $500,000 and $700,000, though prices vary widely depending on the village. The Ridges, for example, pushes well above $1 million, while other Summerlin neighborhoods offer entry level pricing under $400,000.

HOA Structure

Queensridge has a single community wide HOA with dues around $340 per month. This covers guard gate staffing, landscaping of common areas, community amenities, and security. Summerlin has no single HOA. Instead, individual villages and subdivisions maintain their own associations with varying dues and rules.

Shared Amenities and Proximity

Despite being separate communities, Queensridge and Summerlin residents share access to many of the same conveniences. Tivoli Village, Boca Park, and Downtown Summerlin are all within a short drive. Both communities feed into the same public school zones, including Bonner Elementary, Sig Rogich Middle School, and Palo Verde High School. Red Rock Canyon is equally accessible from either location.

Which One Is Right for You?

Buyers who prioritize guard gated security, a smaller community feel, and luxury price points will gravitate toward Queensridge. Those who want more housing variety, a broader range of price points, and the scale of a master plan will find Summerlin a better fit. The two communities complement each other geographically but serve different segments of the market.
