No. Queensridge is not part of Summerlin. This is one of the most common misconceptions in Las Vegas real estate, and the confusion is understandable. The two communities sit adjacent to each other in western Las Vegas, share school zones, and are surrounded by the same shopping and dining destinations. But they are entirely separate developments with different ownership, governance, and character.

Why the Confusion Exists

Queensridge and Summerlin share a stretch of western Las Vegas along the 89145 and 89135 zip codes. From a driving perspective, moving between the two communities is seamless. Tivoli Village, Boca Park, and Downtown Summerlin serve residents of both areas. The public schools that Queensridge feeds into, including Bonner Elementary, Sig Rogich Middle School, and Palo Verde High School, are the same schools that serve several Summerlin villages. Real estate listings sometimes tag Queensridge properties with "Summerlin area" to capture more search traffic, further blurring the line.

Who Developed Each Community

Summerlin is a 22,500 acre master planned community developed and managed by the Howard Hughes Corporation. It is one of the largest master plans in the country and includes dozens of distinct villages. Queensridge is an approximately 800 acre guard gated community developed by the Peccole family as part of the broader Peccole Ranch area. The Peccole family owned the land well before Summerlin expanded to its current boundaries. Queensridge has its own HOA, its own security operation, and its own community governance, all independent of Summerlin.

What Makes Queensridge Distinct

The most visible difference is the guard gate. Queensridge has staffed entry points on Alta Drive and West Charleston Boulevard, with 24 hour roaming security. Summerlin, as a master plan, is largely open access. Some Summerlin villages like The Ridges have their own guard gates, but the overall community does not restrict entry. Queensridge also carries a notably higher median home price, in the $1.08 million to $1.25 million range, compared to Summerlin's broader $500,000 to $700,000 median. The HOA structure differs as well. Queensridge has a single community wide association at roughly $340 per month, while Summerlin's villages each manage their own.

The Practical Impact for Buyers

If you are shopping for homes in western Las Vegas and see a property listed in "Summerlin/Queensridge," check the community name and HOA details carefully. Queensridge properties come with different dues, different security access, and a different community structure than Summerlin homes. Understanding this distinction before making an offer saves time and avoids surprises at closing.
