Where is Primrose Park?
Primrose Park sits in Summerlin West, in the Grand Park village. Summerlin describes the site as elevated ground west of the 215 Beltway and south of Lake Mead Boulevard. Summerlin's listing gives a map pin, not a street address, so ask the builder for directions to the model.
Grand Park is planned at 90 acres, which Summerlin says will make it the master plan's largest park when it is done. Its first phase, Council Park, is 21 acres. Red Rock Canyon National Conservation Area, Downtown Summerlin and the 215 are all close by, and Summerlin notes the La Madre Peaks mountain range surrounds the area.
What homes does Richmond American build at Primrose Park?
Primrose Park is part of Richmond American's Aspire collection. Summerlin says the neighborhood has four two story plans from 3,410 to 3,690 square feet, with 4 to 5 bedrooms, 10 foot ceilings and two or three bay garages.

Richmond American lets buyers choose the homesite, structural options, exterior style, fixtures and finishes. Every Richmond American home also gets an independent HERS energy rating from a certified rater, the builder says.

The lowest base price is $1,127,950 for the Sage II, as of October 16, 2026. The Teton, the largest plan, starts at $1,217,950. Prices change with every release, and move-in ready homes carry their own prices. Ask for the current price sheet when you visit.
Richmond American often runs limited-time offers, often tied to its own lender, HomeAmerican Mortgage Corporation. Ask which offers are live when you visit, and get the terms in writing.
What are the HOA and SID at Primrose Park?
Richmond American does not publish an HOA amount for Primrose Park. Summerlin West homes usually pay a master association plus a neighborhood association, so ask for both numbers in writing. Several other Richmond American community pages say "No SID fee," but the Primrose Park page does not. Many Summerlin West villages carry a City of Las Vegas special improvement district (SID), so ask for the SID balance on your exact lot before you sign.

Local Insight
As a Las Vegas real estate specialist, Ryan Rose tells buyers to have their agent register them with Richmond American before the first tour. Richmond American uses an online agent registration that lasts 30 days, and you confirm it by email. Ryan suggests comparing the base price with the lot premium on each open lot, and asking what drives each premium. Primrose Park has only 76 homes, so ask how many lots are left in the current release.
