Single-Story vs Two-Story Homes in Las Vegas

Paldona is a Pulte Homes neighborhood of new two-story and three-story single family homes in southwest Las Vegas, ZIP 89139. As of October 16, 2026, Pulte lists six floor plans, with base prices starting from $562,990 for the Adler plan.

Where is Paldona?

Pulte lists the Paldona address as 8744 Indigo Springs Road, Las Vegas, NV 89139. The quick move-in homes Pulte lists today sit on Bay Leaf Avenue with an 89113 ZIP, so check the ZIP on the exact home you like. That puts it in the busy Enterprise part of the southwest valley, where many new home builders are selling right now.

Pulte says Paldona sits about 1 mile from the 215 Beltway. It is close to Arroyo Market Square and the Corporate Center, and about 10 miles from Harry Reid International Airport. For a commuter, that 215 access is the big draw. The 215 links the southwest to I-15, Summerlin, and Henderson.

Pulte does not name a master plan for Paldona. Plan to drive the area at different times of day so you know how traffic and nearby construction feel.

What homes does Pulte build at Paldona?

Every home at Paldona is a single family home with a 2-car garage. Three plans are two-story and three plans are three-story. Here is what Pulte publishes, as of October 16, 2026:

| Plan | Beds | Baths | Sq ft | Stories | Base price | |---|---|---|---|---|---| | Adler | 3 | 2.5 | 1,866 | 2 | $562,990 | | Barnet | 2 to 3 | 2.5 | 2,043 | 2 | $567,990 | | Halton | 3 | 2.5 | 2,034 | 2 | $568,990 | | Halton Peak | 3 to 4 | 2.5 to 3.5 | 2,708 | 3 | $614,990 | | Trafford | 3 | 2.5 | 2,983 | 3 | $649,990 | | Sheffield | 4 to 5 | 3.5 to 4 | 3,023 | 3 | $651,990 |

Pulte describes the Adler as an open kitchen that flows into the gathering room, with an upstairs loft near the bedrooms. The Halton Peak, Trafford, and Sheffield add a third floor. Pulte also lists a fiber network for fast internet in the community.

Three-story living is not for everyone. If you have young kids, older parents, or bad knees, walk each floor of the model and picture a normal day of laundry, groceries, and bedtime.

How much do homes cost at Paldona?

Base prices at Paldona start from $562,990 for the Adler, as of October 16, 2026. The largest plan, the Sheffield, starts at $651,990. Prices change with every release, so treat these numbers as a starting point.

Pulte's own fine print says prices may not include lot premiums, upgrades, and options. That means the price on the plan card is rarely the price you sign. Ask for the lot premium on the exact homesite you like, and ask for a full list of what is standard before you visit the design center.

Pulte also lists quick move-in homes that are already built or under way. These can save months of waiting, but compare each one against the base price plus the options you would choose yourself.

What about HOA, SID, and builder offers?

Pulte's community page does not publish an HOA amount for Paldona. Its fine print says community association fees may be required, and its payment estimates do not include HOA dues. Ask the sales team for the exact HOA amount and what it covers, and confirm it in the HOA documents. Pulte does not state a SID for Paldona, so ask about that on your exact lot too. Here is how SID and LID taxes work.

Pulte often runs limited-time offers, often tied to its own lender, Pulte Mortgage. Ask which offers are live on the day you visit, and get the terms in writing. Pulte says you do not have to use Pulte Mortgage to buy a home, but some of its rate offers do require it. Get at least one outside quote to compare.

What is nearby?

Pulte lists these schools for Paldona: Judith D. Steele Elementary, Lawrence and Heidi Canarelli Middle School, and Sierra Vista High School. School zones change, so confirm the address with the Clark County School District before you buy.

For shopping, Pulte points to Arroyo Market Square close by, and the 215 Beltway is about 1 mile away.

Is Paldona a good fit for you?

Paldona fits a buyer who wants a newer detached home in the southwest, close to the 215, and who is fine with stairs. The two-story plans start under $570,000. The three-story plans give you more space for the money, but the extra floor is the trade.

Local Insight

As a Las Vegas real estate specialist, Ryan Rose tells buyers to bring their agent on the very first visit to any new home community, because many builders tie agent representation to that first trip. At Paldona, he suggests pricing the same plan on two or three homesites, since the lot premium can move the final number more than you expect. He also suggests touring both a two-story and a three-story model on the same day. Many buyers change their mind after climbing the stairs with a laundry basket.
