Novi is a KB Home community of new single-story and two-story single family homes on oversized homesites in southwest Las Vegas, ZIP 89139. As of October 16, 2026, KB lists six floor plans, with base prices starting from $423,990 for Plan 1203.

Where is Novi?

KB lists the Novi sales office at 3866 Novi Avenue, Las Vegas, NV 89139. KB's driving directions say to take I-15 to the Silverado Ranch Boulevard exit, head west, turn right on Hinson Street, then right on Richmar Avenue. The community is on the right.

That puts Novi in the Enterprise part of the southwest valley, a short hop from I-15. KB says Novi is about 5 minutes from the South Point Hotel Casino Spa and less than 15 minutes from Allegiant Stadium. KB also points to Town Square for shopping and dining, and a short drive to Mountain's Edge Regional Park.

KB lists the sales office hours as 1:00 p.m. to 6:00 p.m. on Monday and 10:00 a.m. to 6:00 p.m. Tuesday through Sunday.

What homes does KB Home build at Novi?

Novi has one single-story plan and five two-story plans, all with 2-car garages. KB names its plans by square footage. Here is what KB publishes, as of October 16, 2026:

KB lists Plans 2069, 2124, and 2469 as modeled, so you can walk those in person. KB says it works to have its homes earn ENERGY STAR certification, though it cannot promise every home will. You pick your finishes at the KB Design Studio, and KB says personalized homes are delivered in about 4 to 5 months.

The single-story Plan 1203 is worth a close look if you want to skip the stairs. It is the only one-story plan at Novi.

How much do homes cost at Novi?

Base prices at Novi start from $423,990 for Plan 1203, as of October 16, 2026. The largest plan, Plan 2469, starts at $498,990. Prices change with every release.

KB's page notes that a homesite premium may apply. KB lists oversized homesites at Novi, so ask what each homesite adds to the price. A bigger lot can be worth it, but it is part of the final number. KB also lets you hold a homesite online for 24 hours at no cost while you visit the sales office.

What are the HOA and SID?

KB's Novi page does not publish an HOA amount. Its fine print says HOA fees are not included in the payment estimates. Ask for the exact HOA amount and what it covers, and confirm it in the HOA documents.

KB does not state a SID or LID for Novi. Ask about any special assessment on your exact homesite, and check the title report. Here is how SID and LID taxes work.

KB often runs limited-time offers, often tied to its own lender, KBHS Home Loans. Ask which offers are live on the day you visit, and get the terms in writing. Get a quote from an outside lender too, so you can compare the full cost.

What is nearby?

KB lists these schools near Novi: Dennis Ortwein Elementary, Lois and Jerry Tarkanian Middle School, and Desert Oasis High School. School zones change, so confirm the address with the Clark County School District.

KB also lists a community park with covered picnic areas, plus nearby parks with trails, sports fields, and tennis and basketball courts.

Is Novi a good fit for you?

Novi fits a buyer who wants a new detached home in the southwest under $500,000, with quick access to I-15 and the south end of the Strip. KB's short drive times to the South Point and Allegiant Stadium make it worth a look if you work near the south end of the Strip. The single-story plan makes it worth a look for downsizers too.
