North Las Vegas offers the most affordable home prices in the Las Vegas valley, making it an ideal location for CCSD employees who want to maximize their $20,000 Worker Advantage grant. Townhomes and condos are available below $300,000 in some sections. At these prices, the $20,000 Worker Advantage grant can cover nearly all of the required down payment on a conventional loan.
How the Worker Advantage Program Applies
Education workers in ten qualifying positions receive $20,000 as a 0% interest second mortgage with no monthly payments. Teachers, teacher aides, school counselors, bus drivers, and custodial staff all qualify. The grant covers your down payment, closing costs, or a mortgage rate buydown. Requirements include a 640 minimum credit score, six months of Nevada residency, and household income at or below $142,350 in Clark County. You do not need to be a first time buyer.
Stretching the Grant in North Las Vegas
A $20,000 grant on a $410,000 home covers just under 5% of the purchase price, which satisfies the conventional loan minimum down payment. In communities where homes start in the mid $300,000s, the grant can exceed the 5% threshold and leave room to apply leftover funds toward closing costs or a rate buydown. No other area in the valley allows the Worker Advantage grant to go this far.
