What Is Being Built in Summerlin Right Now?

A July 20, 2026 update from summerlin.com counted more than 110 floorplans across 20 neighborhoods, priced from the $400,000s to more than $1 million. Most of the new building is in Summerlin West villages such as Grand Park, Kestrel, Redpoint Square and La Madre Peaks.

The builder list is long. Toll Brothers, Lennar, Tri Pointe, Richmond American, Pulte, KB Home, Taylor Morrison and Woodside all have neighborhoods open. Product runs from The Loughton condos by Toll Brothers in Summerlin Centre up to large homes in Grand Park. Esplanade at Red Rock by Taylor Morrison offers single story plans at the base of the La Madre mountains.

Schools depend on the exact lot. For the 2026 to 2027 school year, CCSD zoning places much of Grand Park, Redpoint Square and La Madre Peaks in Givens Elementary, Becker Middle and Palo Verde High. Parts of Kestrel go to Lummis Elementary instead. Ryan checks each address before you choose a lot.

How Ryan Handles a Summerlin New Build

It starts with registration. Many builders want your agent named on your first visit, so a quick call to Ryan first keeps your options open. Builders typically pay the buyer's agent, so working with Ryan usually costs the buyer nothing extra.

Next comes pricing. Prices on summerlin.com and on builder sites can differ on the same neighborhood. Ryan asks the builder for a dated price sheet and a written list of lot premiums.

Then the contract and the costs. Ryan reads the builder contract with you, including deposit rules and closing date terms. Summerlin West homes pay a master association fee, and many neighborhoods add their own HOA. He gets both amounts in writing, and he checks the tax bill for any special assessment tied to the lot.

Upgrades come after that. In a higher price neighborhood, design center choices can add a large sum. Ryan helps you rank them so the money goes where you will feel it.

Finally, the build. Ryan recommends a private inspection before drywall and again before your final walk.
