Is There New Construction in Spring Valley?

A little. Spring Valley is an unincorporated town of Clark County, formed in 1981. It runs roughly from Sahara Avenue south to Warm Springs Road, and from Decatur Boulevard west to Hualapai Way. It had 215,597 residents in the 2020 census. Most of it is already filled in with housing subdivisions, and there is no large master plan selling new homes inside it today.

What you will find are small infill builds. Lennar's Aspen Grove, which Lennar calls a Spring Valley community, has 40 homesites in ZIP 89147. Lennar listed it from $574,990 on September 18, 2026. KB Home's Chelsea Commons townhomes sit on West Oquendo Road in ZIP 89148, listed from $324,990 that same day, and KB notes a homesite premium may apply. Nearby, Lennar's Sienna Ridge now shows as sold out.

Where Else Should Spring Valley Buyers Look?

South of Warm Springs Road is Enterprise, another unincorporated town, and that is where most southwest building happens. Both are a short drive from the Spring Valley line.
