What Is Still Being Built in Inspirada?
Inspirada opened in 2007 and is planned for about 11,500 homes on roughly 1,940 acres, so the community has been building for most of two decades and is now close to finished. That changes how you shop.
As of September 2026, KB Home lists two Inspirada neighborhoods, Gardens at Inspirada from $489,750 with three bedrooms and Landings at Inspirada from $549,750 with four bedrooms, and labels both as final opportunities. Toll Brothers is selling the Amiata Collection, townhomes of 1,803 to 2,154 square feet with three to four bedrooms, starting at $525,000. When a builder reaches its last lots, the remaining choices are whatever is left, not whatever you want.
The community is still adding retail. Sansone Companies broke ground in February 2026 on Centurion at Inspirada Town Center, a 24 acre mixed use project with roughly 78,756 square feet of retail plus apartments, anchored by a Sprouts grocery store.
How Does Ryan Handle an Inspirada New Build?
Registration comes first. Most builders want your agent named on your first visit, so one call before you tour protects your representation. Builders typically pay the buyer's agent, so working with Ryan usually costs the buyer nothing extra.
Then pricing. Ryan asks the sales office for a dated price sheet and a written list of lot premiums, because a corner lot or a lot backing open space can move the number more than the finishes will.
Then the costs that follow you. The base Inspirada community assessment is $95 a month, some collections add a clubhouse fee such as the Toll Brothers fee of $41 a month, and parts of Inspirada carry SID assessments on the property tax bill. Ryan gets all three in writing before you sign a builder contract.
Then the contract itself, including deposit terms, the upgrade list, and the closing date language. Ryan reads it with you rather than after the fact.
Last comes the build. He recommends a private inspection before drywall and another before your final walkthrough, even on a home with a warranty.

What Homes Are Selling For in Inspirada
Here is what actually closed. Las Vegas MLS records 156 home sales in Inspirada from July 25 through September 23, 2026, at a median price of $532,375.
Half of those sales landed between $452,750 and $659,000, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $262 per square foot and the median home went under contract in about 38 days.
By property type, the medians were single family homes at $545,000 (140 sales) and townhomes at $412,500 (16 sales).
These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
