Do I Need a Realtor for New Construction in Las Vegas?
No, Nevada does not require you to use a Realtor to buy a new home from a builder. But going without one rarely saves you money, and the timing matters. Builders typically pay the buyer's agent, so working with Ryan usually costs the buyer nothing extra. Many builders only pay that agent if the agent is with you on your very first visit.

Who Does the Builder's Sales Rep Work For?
The builder. The person at the model home desk is often friendly and knows the floor plans well. But the builder pays them, and the builder wrote the contract they hand you.
Your own agent has legal duties to you. Under NRS 645.252, a Nevada licensee must use reasonable skill and care. The agent must also disclose material facts they know about, or should have known with reasonable care. That duty runs to you, not to the builder.
Why Does the First Visit Matter So Much?
Builders set their own rules for paying agents, and many tie it to that first visit. KB Home's agent page, for example, says the agent must go with the client on the first visit. It also asks for a signed written buyer broker agreement that is dated before the purchase contract. KB adds that the customer must go under contract within 60 days.
So if you walk into a model alone and sign the guest card, you may lose the chance to add an agent later. Call your agent first. Then visit together, even if you are "just looking."
What Does a Buyer's Agent Do on a New Build?
A lot happens before you sign. Ryan reads the builder contract with you. He checks the deposit terms, the estimated finish date, what happens if that date slips, and any arbitration clause. He asks for the lot premium and HOA dues in writing. He also checks the parcel for any SID or LID assessment on the Clark County Treasurer site.
Next comes the money side. Builder incentives often depend on using the builder's own lender. Ryan helps you compare that offer with an outside lender on total cost, not just the size of the credit. Ryan connects buyers with trusted lenders and down payment assistance programs.
At the design center, he helps you rank upgrades. Flooring and anything inside the walls are hard to change later. Light fixtures and mirrors are easy to swap yourself.
During the build, he suggests a private inspection before drywall and another before closing. The builder's inspections are done for the builder. Nevada law, NRS 624.602, requires a written builder's warranty that lasts at least one year from the date the punch list is finished, so a careful punch list matters.
