Lot sizes in Mountain Trails start at approximately half an acre and extend to a full acre for the largest homesites. This is significantly larger than the typical Summerlin lot, which averages between 5,000 and 8,000 square feet. A half acre provides roughly 21,780 square feet of land, giving homeowners substantial space for pools, guest houses, sport courts, and expansive outdoor living areas.

Homes built on these lots range from 3,758 to 13,106 square feet, meaning even the largest residences occupy only a fraction of the total property. The remaining land allows for mature landscaping, motor courts, circular driveways, and privacy buffers between neighboring homes. This ratio of home to lot size is a defining characteristic of the community.

Are There Any Vacant Lots Available in Mountain Trails?

Mountain Trails is fully built out with all 103 homesites developed between 1996 and 2004. No vacant lots remain for new construction. Buyers interested in the community must purchase an existing home, though some owners have completed full renovations or rebuilds on their properties over the years.

The fully developed nature of Mountain Trails means the streetscape is mature and established.
