If your budget for a new home in Henderson starts above $2 million, two communities belong at the top of your research list: MacDonald Highlands and Ascaya. Both sit in the Dragon Ridge foothills above Henderson, both offer sweeping Strip and valley views, and both are home to some of the most architecturally significant residential construction happening anywhere in Nevada in 2026.
MacDonald Highlands: The Established Ultra-Luxury Standard
MacDonald Highlands is a guard-gated master-planned community perched on the ridgelines above Green Valley. The community spans over 1,300 acres and has been home to prominent Las Vegas residents for more than two decades, but it continues to attract new construction buyers because custom lots remain available and the setting is genuinely spectacular.
The most talked-about new development within MacDonald Highlands in 2026 is the Four Seasons Private Residences, a collection of luxury condominiums and residences associated with the Four Seasons brand. Pricing for these residences reaches up to $27.5 million, making them among the most expensive residential offerings in Nevada history. The Four Seasons flag brings a level of hospitality services and international brand recognition that appeals strongly to international buyers and those accustomed to ultra-luxury hotel living.
Custom home sites within MacDonald Highlands are managed separately, and buyers working with custom builders like Blue Heron often target the remaining view lots in the upper portions of the community. The DragonRidge Country Club, with its championship golf course, is a central amenity that draws many buyers who prioritize golf access alongside luxury residential living.
Ascaya: Architecturally Curated Modern Luxury
Ascaya is the newer of the two communities and has a more deliberately curated approach to architectural standards. Located adjacent to MacDonald Highlands in the same Dragon Ridge hills, Ascaya was developed specifically for contemporary and modern desert architecture, and its CC&Rs enforce design standards that keep the community visually cohesive.
Ascaya homesites range from roughly half an acre to several acres, with most finished homes in the $3 million to $8 million range depending on size and view orientation. The community infrastructure was built to a very high standard, with wide paved roads, underground utilities, and a shared amenity center. Builders active in Ascaya have included Blue Heron and other high-end custom firms, and the community has been featured in architectural publications for the quality of homes delivered there.
One important note for buyers: Ascaya lots require custom home construction, meaning there is no production builder inventory available. Buyers must purchase a lot and engage a builder separately, which requires more planning and due diligence than buying in a traditional new construction community.
What Buyers Should Know About Both Communities
Both MacDonald Highlands and Ascaya carry significant HOA fees commensurate with their amenity levels and private gating. Property taxes in both communities reflect assessed values at the luxury tier, though Nevada's effective tax rate of approximately 0.48 to 0.55 percent remains far below comparable California or New York luxury markets. Neither community has LID assessments currently active, which reduces the total annual carrying cost compared to some other Henderson master plans.
