Newer guard-gated communities in Summerlin West, such as The Ridges, command significantly higher per-square-foot pricing for comparable or smaller homes. The Arbors' homes were built in the late 1990s and early 2000s, which means the construction is solid and the landscaping is mature, but the pricing has not reached the levels of newer luxury developments.
