It was developed by the Blasco family and built out between 1984 and 2005. The Estates holds custom homes on roughly half acre parcels, The Villas sit on compact lots near 5,900 square feet, and Carmel, Links, The Gardens, The Courtyards, The Springs and The Islands each carry their own character. Living space runs from about 1,157 square feet to 16,649 square feet.

Spanish Trail has a 27 hole championship golf course designed by Robert Trent Jones Jr., a 50,000 square foot clubhouse, 12 lighted tennis courts and two aquatic centers. Three guard gates along Tropicana Avenue and Hacienda Avenue control access around the clock. Spanish Hills is the other gated luxury pocket in Spring Valley, with hillside homesites and skyline views. Club membership at Spanish Trail is separate from buying a home, so confirm the current dues and initiation terms with the club directly.

Why Is Pricing Harder in a Small Luxury Pocket?

Because the sample is thin. A quarter with only a handful of closings inside Spanish Trail leaves an agent working with fewer, older comparable sales, adjusted for lot, golf frontage, view and condition. A 1990s custom that has never been updated and one taken to the studs are not the same product. What Homes Are Selling For in Spring Valley

Here is what actually closed. Las Vegas MLS records 375 home sales in Spring Valley from July 25 through September 23, 2026, at a median price of $475,000.

Half of those sales landed between $375,000 and $618,000, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $254 per square foot and the median home went under contract in about 27 days.

By property type, the medians were single family homes at $532,750 (284 sales), townhomes at $385,000 (35 sales) and condos at $225,500 (56 sales).
