Gated or Guard Gated in Spring Valley?

A gated street has a vehicle gate on a code, a clicker or a call box and no staff. A guard gated community pays people to work the entry, log visitors and clear guests before they reach your driveway. Spring Valley has both, and the difference lands on your monthly dues every single month.

Spanish Trail is the best known of the staffed communities here. It covers about 640 acres off Tropicana Avenue with roughly 1,200 homes across 11 neighborhoods, three guard gates, and a 27 hole Robert Trent Jones Jr. course at its center. Rhodes Ranch is the other large one, a 1,350 acre guard gated golf community along the Durango corridor in 89148 and 89113, with two staffed gates, a north gate off Windmill Lane and a south gate off Hacienda Avenue. Spanish Hills, west of the 215 near Hualapai between Tropicana and the beltway, is a guard gated custom estate community with no golf course and no production builder, meaning every home there was built one at a time.

What Do the HOA Dues Actually Pay For?

In these communities you are usually looking at two assessments: a master bill plus a sub association for your own street. The sub association is what pays for the gate hardware, the guard staffing, the private street repaving and any pool or park that belongs only to that enclave. Staffing an entry around the clock is expensive, and it shows up on the smaller of the two bills.

What Homes Are Selling For in Spring Valley

Here is what actually closed. Las Vegas MLS records 375 home sales in Spring Valley from July 25 through September 23, 2026, at a median price of $475,000.

Half of those sales landed between $375,000 and $618,000, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $254 per square foot and the median home went under contract in about 27 days.

By property type, the medians were single family homes at $532,750 (284 sales), townhomes at $385,000 (35 sales) and condos at $225,500 (56 sales).
