Who Is a Good Luxury Home Realtor in Summerlin?

Where Are the Luxury Homes in Summerlin?

The upper tier is spread across separate associations, not one district. The Ridges covers about 800 acres in Summerlin South with 15 neighborhoods, split between custom enclaves such as Arrowhead, Azure, Promontory and Rimrock and builder neighborhoods including Fairway Hills, Sterling Ridge and Topaz Ridge. Residents share Club Ridges, a 9,000 square foot private clubhouse with a fitness center, pools and tennis courts.

Red Rock Country Club is its own guard gated association on roughly 735 acres with about 1,000 homes and two Arnold Palmer Signature courses, the Mountain and the Arroyo. The Summit Club sits on 555 acres around a Tom Fazio designed members only course. In Summerlin North, Tournament Hills holds 132 custom homes built between 1993 and 2001 beside TPC Summerlin, Canyon Fairways holds roughly 150 custom homes on one third to one half acre lots, and Eagle Hills holds 160 custom homes built between 1995 and 2000. Astra at La Madre Peaks, in Summerlin West, holds 167 custom home sites on 171 acres.

Why Is Pricing a Custom Home Harder?

Because no two are alike. A 6,000 square foot custom on a half acre with a casita and golf frontage has no true twin, so comparable sales have to be adjusted rather than averaged. Ryan prices from the lot first, then the view, then the finishes, and he shows you the adjustments instead of handing you a single number.

Appraisals are the other pressure point. In a thin upper tier an appraiser may reach outside the village for comparable sales, which can land low. How Do Showings Work at This Price Point?

Privately, and by appointment. Sellers at this level usually skip the open house, so Ryan runs qualified private showings, confirms proof of funds first, and clears gate access ahead of time. Tournament Hills, for one, asks for proof of funds before a buyer tours inside the gate. Out of state buyers typically start with a live video walkthrough.

Timing runs longer up here. Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer, and custom homes routinely exceed that because the buyer pool is smaller. What Homes Are Selling For in Summerlin

Here is what actually closed. Las Vegas MLS records 446 home sales in Summerlin from July 25 through September 23, 2026, at a median price of $610,000.

Half of those sales landed between $436,375 and $978,500, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $315 per square foot and the median home went under contract in about 32 days.

By property type, the medians were single family homes at $679,750 (356 sales), townhomes at $420,000 (57 sales) and condos at $288,500 (33 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
