How Long Does Each Step Take?

Getting ready. Talk to a lender before you look at homes. A preapproval tells you your price range and shows sellers you are serious. This can take a day or two if your paperwork is ready. It takes longer if you need to find tax returns or pay down a card first.

Finding the home. There is no set number here. Some buyers write an offer on the first weekend. Others take months because they are comparing Henderson with Summerlin or waiting for the right floor plan. The market sets the pace too. Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer. That means good homes do not sit around for long.

Under contract to closing. This is the part with deadlines. Your inspection and appraisal happen here, and your loan gets its final approval. The seller also has to give you the Seller's Real Property Disclosure at least 10 days before closing under NRS 113.130. Your lender must send your Closing Disclosure at least three business days before you close, per the CFPB.

Can You Buy a House Faster With Cash?

Often, yes. A cash buyer skips loan underwriting, and there may be no appraisal unless the buyer wants one. The inspection, title work, and escrow steps still take some time. So cash is faster, but it is not instant.

What Slows a Las Vegas Home Purchase Down?

Most delays come from paperwork, not the house. Here are the ones I see most:

• The lender asks for new documents late in the process, like a bank statement or a letter about a deposit.
• The appraisal comes in under the price, and both sides have to talk again.
• The inspection finds a repair the seller needs time to fix.
• A new job or a new car loan changes your credit right before closing.

New construction runs on the builder's schedule. A finished spec home can close on a normal timeline. A home that still has to be built can take months, and the builder sets that date. Ask the builder for its estimate in writing.

How Can You Keep Your Timeline on Track?

Get preapproved before you tour. Keep your job, your credit, and your bank accounts steady until you have the keys. Answer your lender's requests the same day when you can. And if you have a hard move date, tell your agent on day one so the contract dates line up with it.
