Green Valley is Southern Nevada's first master planned community, predating Summerlin by over a decade. The community traces its origins to the vision of Hank Greenspun, the publisher of the Las Vegas Sun newspaper, who began acquiring Henderson land in the 1960s with the goal of building a family oriented suburban community in the desert.

The Greenspun Vision

In 1972, the City of Henderson sold 4,700 acres of land known as "Section 25" to Greenspun for approximately $1.2 million, working out to roughly $280 per acre. Greenspun founded the American Nevada Corporation (ANC) that same year to plan and develop the land. The company spent six years designing the community before breaking ground. The grand opening of Green Valley took place on October 24, 1978, with Nevada Governor Mike O'Callaghan attending the ceremony. The Urban Land Institute later recognized ANC's Green Valley as a prototype of an outstanding master planned community.

Three Phases of Growth

Green Valley developed in three main phases over roughly 25 years. Green Valley North was the first section, with homes built from the late 1970s through the 1990s across approximately 3,560 acres. Green Valley South began construction around 1985 and earned the nickname "Emerald of the Desert" for its lush landscaping and larger lots. Green Valley Ranch, the final and most upscale phase, broke ground in 1994 and was substantially complete by 2002, adding 1,310 acres of higher elevation neighborhoods in the Black Mountain foothills.

Key Milestones

Hank Greenspun passed away in 1989, and his son Brian Greenspun continued the family's development vision. Green Valley High School opened in 1991, giving the community its first dedicated high school. The Galleria at Sunset, Henderson's first indoor mall, opened in 1996 at a cost of $150 million. The Green Valley Ranch Resort Spa and Casino opened on December 18, 2001, as the first locals casino to earn AAA Four Diamond status. The District at Green Valley Ranch, the Las Vegas valley's first mixed use retail project, opened on April 15, 2004, completing the community's commercial infrastructure.

Green Valley Today

Today Green Valley encompasses 8,400 acres with over 75,000 residents across more than 20,000 homes. The community is fully built out with virtually no remaining land for new construction. This maturity means established landscaping, fully developed infrastructure, and stable neighborhoods, qualities that continue to attract buyers seeking a proven community with decades of track record.
