Green Valley is the broader 8,400 acre master planned community founded in 1978 that encompasses over 75,000 residents across three sections. Green Valley Ranch is a specific 1,310 acre sub community within the larger Green Valley, developed between 1994 and 2002 as the newest and most upscale section.

Green Valley: The Broader Community

Green Valley is Southern Nevada's first master planned community, developed by Hank Greenspun's American Nevada Corporation beginning in 1978. It covers three distinct sections: Green Valley North (zip 89014, built late 1970s to 1990s), Green Valley South (zips 89074 and 89012, built from 1985 onward), and Green Valley Ranch (zips 89012 and 89052, built 1994 to 2002). Together these sections include over 20,000 homes with prices ranging from approximately $205,000 for condos in Green Valley North to over $3 million for custom estates in the guard gated enclaves.

Green Valley Ranch: The Premium Section

Green Valley Ranch sits at a higher elevation in the Black Mountain foothills south of Interstate 215. This positioning gives many homes views of the Las Vegas Strip skyline and surrounding mountain ranges. The community includes 31 sub associations, of which 18 are gated. Architecture leans toward Spanish and Mediterranean styles. The median home in Green Valley Ranch is approximately 1,976 square feet with median prices between $499,000 and $595,000, commanding a premium over Green Valley North and South. The District at Green Valley Ranch shopping center and the Green Valley Ranch Resort Spa and Casino are both located within this section.

The Resort and Casino

Adding to the confusion, Green Valley Ranch Resort Spa and Casino at 2300 Paseo Verde Parkway is a hotel and gaming property, not a residential community. This AAA Four Diamond resort opened December 18, 2001, and is operated by Station Casinos. It features 495 rooms, over 110,000 square feet of casino space, 10 restaurants, and an 8 acre pool complex. The resort sits within the Green Valley Ranch residential neighborhood but is a completely separate entity.
