Lennar lists Hinson Hills at 3918 Richmar Butte Avenue, Las Vegas, NV 89139. This part of the southwest sits in Enterprise, an unincorporated town in Clark County, even though the mailing address says Las Vegas.

Lennar points to the neighborhood's easy reach to the Las Vegas Strip and Blue Diamond Road. For outdoor time, Lennar names Silverado Ranch Park close by. Lennar lists the community as actively selling.

What homes does Lennar build at Hinson Hills?

Lennar offers three floor plans at Hinson Hills. All three are two-story homes. They run from 2,055 to 2,405 square feet, with 3 or 4 bedrooms.

Prices are from the Lennar Hinson Hills page as of October 16, 2026. The Marcia plan has four bedrooms and four baths. That can work well for roommates, older kids, or long visits from family.

Lennar is known for its "Everything's Included" approach. Lennar says it includes the most wanted home features at no extra cost, and that features can vary by community and homesite. The Hinson Hills page does not post its own list. Ask the sales team for the included features sheet for your plan and lot.

How much do homes cost at Hinson Hills?

Hinson Hills starts from $529,990 for the Cindy base plan, as of October 16, 2026. The top base price is $559,990 for the Marcia.

Lennar also lists specific homesites with a set price. On October 16, 2026, the page showed a Cindy home on homesite 0064 at $538,518 and a Jan home on homesite 0048 at $562,920. The gap between those prices and the base price comes from the lot and the home's details.

Location moves Lennar prices more than many buyers expect. The same Cindy plan costs less at Lennar's Groves neighborhood in North Las Vegas and more at Sandpiper in Summerlin. So compare the area, not just the floor plan.

Lennar often runs limited-time offers, and many are tied to its own lender, Lennar Mortgage. The Hinson Hills page mentions special promotions when you finance with Lennar Mortgage. Ask which offers are live when you visit. Get the terms in writing, and compare them with a quote from an outside lender.

What are the HOA and SID costs at Hinson Hills?

The Hinson Hills page has an HOA section, but it did not show any dollar amount on October 16, 2026. It does not list a SID. Ask Lennar for the HOA dues and any SID on your exact homesite. You can also look up the parcel with the Clark County Treasurer before you sign.

Is Hinson Hills a good fit for you?

Hinson Hills fits buyers who want a newer two-story home in the southwest near the Strip and Blue Diamond Road. The price range is tight, so moving up from the Cindy to the Marcia adds 350 square feet, a fourth bedroom, and more bathrooms for $30,000 more in base price. The Lennar page does not list schools for Hinson Hills, so check the Clark County School District zoning search for any address you like.
