Which Courses Run Through Summerlin?

TPC Summerlin is the private Bobby Weed design that hosts the PGA TOUR Shriners Children's Open each fall. TPC Las Vegas, also a Bobby Weed layout, is the public access course here. Red Rock Country Club has two Arnold Palmer designed courses, the Mountain Course and the Arroyo Course, sitting inside a guard gated community. The Summit Club is a Tom Fazio design for a private membership.

Angel Park Golf Club keeps two Palmer designed courses open to the public. Bear's Best Las Vegas closed in June 2025 and is being rebuilt as Amara Golf Club at The Ridges, a private members club, so that land is no longer public play. Sun City Summerlin adds Palm Valley, Highland Falls and the nine hole Eagle Crest, and Siena Golf Club sits inside the age restricted Siena community, where the age rules come from the community and should be confirmed with the association.

Which Summerlin Neighborhoods Sit on a Course?

Canyon Fairways is a guard gated community of about 150 custom homes next to TPC Las Vegas, with homes on the northeast perimeter backing straight to the fairways. Tournament Hills is the estate neighborhood on TPC Summerlin, roughly 132 custom homes. The Palisades is a guard gated enclave of about 130 homes in The Arbors that also borders TPC Las Vegas, and Red Rock Country Club has homes along both of its courses behind a staffed gate.

Living on a course is not the same as belonging to the club. At the private clubs membership is bought separately from the house, and TPC Las Vegas sells tee times to anyone. Ryan raises that early, because buyers often assume the golf comes with the deed.

What Should You Ask Before Buying a Fairway Lot?

Ask which hole you back up to and where on it. A lot on the right side of a landing zone collects far more errant balls than one behind a green. Ask whether prior owners added netting or upgraded glazing, and what the course policy says about broken windows, since that answer sits with the course and your insurer, not the listing.

Ask about irrigation overspray onto patios and cars, and about maintenance hours, since mowing crews start at dawn. Ask what sits between your wall and the turf, because a wide landscaped buffer is worth more than a view across a shared cart path.

What Homes Are Selling For in Summerlin

Here is what actually closed. Las Vegas MLS records 446 home sales in Summerlin from July 25 through September 23, 2026, at a median price of $610,000.

Half of those sales landed between $436,375 and $978,500, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $315 per square foot and the median home went under contract in about 32 days.

By property type, the medians were single family homes at $679,750 (356 sales), townhomes at $420,000 (57 sales) and condos at $288,500 (33 sales).
