Which Golf Courses Are in Spring Valley?

Spanish Trail Country Club is the larger of the two. The course was designed by Robert Trent Jones Jr. and sits inside a 640 acre guard gated community with more than 1,200 homes spread across 11 distinct neighborhoods, reached through three guard gates along Tropicana Avenue and Hacienda Avenue. Spanish Trail hosted the Las Vegas Invitational five times and serves as the home course for the UNLV women's golf team.

Canyon Gate Country Club sits at the north edge of Spring Valley at 2001 Canyon Gate Drive in the 89117 zip code. Its 18 hole course was designed by Ted Robinson and opened in 1989, and the guard gated community around it holds roughly 670 homes built mostly between 1985 and 1995. Both clubs are private.

Does Buying a Golf Course Home Include Membership?

No. This is the single biggest misunderstanding buyers bring to Spring Valley. Owning a home that fronts either course does not hand you a tee time. Membership at a private club is a separate application with separate dues, and the club decides, not the seller.

If a listing hints otherwise, get the claim in writing from the club before your contingencies expire. Ryan asks for that confirmation in writing every time, because a verbal answer from a listing agent is not a membership.

What Does a Fairway Lot Change About Price?

A course lot buys an open buffer behind the home that nobody can build on. That protected space is the real value, and the view itself varies enormously by hole, by elevation, and by which way the home faces. Two houses on the same street can be worth very different numbers.

Then there are the questions nobody asks until after closing. Which hole do you back up to, and are you near a landing zone or behind a green? Did a previous owner add netting or upgrade the glass, and why? Who pays when a ball breaks a window, and does your insurance treat that differently? Ask about irrigation overspray drifting onto patios and cars, and about what time the mowing crews start.

What Homes Are Selling For in Spring Valley

Here is what actually closed. Las Vegas MLS records 375 home sales in Spring Valley from July 25 through September 23, 2026, at a median price of $475,000.

Half of those sales landed between $375,000 and $618,000, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $254 per square foot and the median home went under contract in about 27 days.

By property type, the medians were single family homes at $532,750 (284 sales), townhomes at $385,000 (35 sales) and condos at $225,500 (56 sales).
