What Is the Difference Between Gated and Guard Gated in Summerlin?

A guard gated neighborhood has a staffed gate around the clock. A person checks visitors in, logs deliveries and controls who drives through. An auto gated neighborhood uses a code, a clicker or a transponder with nobody on site. Both cut down traffic, only one screens people.

The guard gated list in Summerlin includes The Ridges, The Summit Club, Red Rock Country Club, Ascension in The Peaks, Reverence and Astra at La Madre Peaks in Summerlin West, plus Tournament Hills, Canyon Fairways, Mira Villa and The Palisades in Summerlin North. Siena is the guard gated age restricted community, with age rules set by the community, so confirm them with the HOA. Regency at Summerlin, in The Cliffs, is gated and also age restricted.

Several of these layer their gates. The Ridges runs two staffed main gates and gives each of its 15 neighborhoods a secondary gate. Red Rock Country Club has an East Gate and a West Gate, and The Estates and The Vistas inside it sit behind a second gate of their own.

What Do the HOA Dues Cover?

This is where buyers get surprised. In most of Summerlin you pay the Summerlin master association for the trail system, parks and community landscaping, plus a sub association for your own village or subdivision. A guard gated sub association carries the payroll for the gate house, so its dues run higher than an auto gated street with the same size home.

How Do Showings Work Behind a Gate?

They take planning. A guard will not let an agent through on the spot without authorization from the listing side, so showings get booked ahead and your name goes on the list. Bring photo identification. Some communities go further: Tournament Hills asks for proof of funds before a buyer tours inside the gate. Stacking several guard gated tours into one afternoon means building the route around those clearances.

What Homes Are Selling For in Summerlin

Here is what actually closed. Las Vegas MLS records 446 home sales in Summerlin from July 25 through September 23, 2026, at a median price of $610,000.

Half of those sales landed between $436,375 and $978,500, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $315 per square foot and the median home went under contract in about 32 days.

By property type, the medians were single family homes at $679,750 (356 sales), townhomes at $420,000 (57 sales) and condos at $288,500 (33 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
