Where Are the Luxury Homes in Southern Highlands?
The high end of this master plan is concentrated in The Estates, the guard gated custom section developed by Olympia Companies, where lots run from one third of an acre to two acres. Inside The Estates are smaller subdivisions including Vintage Valley, Castle Oaks, Eagle's Landing and Olympia Hills, several of them behind a second interior gate.
Tuscan Cliffs is a separate guard gated enclave in the same master plan, and The Bluffs at Tuscan Cliffs was built by Blue Heron, a Las Vegas builder known for modern desert architecture. For buyers who want to build rather than buy, Southern Highlands still offers custom lots at Olympia Ridge Estates, sized from one half acre up to multiple acres.
Why Is Pricing a Custom Home Harder?
Because no two are alike. A 6,000 square foot custom on a half acre with a casita, a sport court and golf frontage has no true twin, so the comparable sales have to be adjusted rather than averaged. Ryan builds the pricing from the lot first, then the view, then the finishes, and he shows you the adjustments instead of handing you one number.
Appraisals are the other pressure point. In a thin upper tier, an appraiser may reach outside the master plan for comparable sales, which can land low. Ryan puts a packet together for the appraiser with the specific sales he used and what makes the property different. Elaine, a Zillow reviewer, wrote that when an appraisal came in low, Ryan negotiated the price down to match it, which saved her thousands.
How Do Showings Work at This Price Point?
Privately, and by appointment. Sellers at the top of Southern Highlands often do not want an open house, so Ryan runs qualified private showings, confirms proof of funds or a lender letter before the tour, and clears gate access ahead of time so nobody sits at a guard shack. Buyers coming from out of state usually start with a live video walkthrough.
He also sets expectations on timing. Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer. What Homes Are Selling For in Southern Highlands
Here is what actually closed. Las Vegas MLS records 113 home sales in Southern Highlands from July 25 through September 23, 2026, at a median price of $570,000.
Half of those sales landed between $479,990 and $750,000, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $250 per square foot and the median home went under contract in about 28 days.
By property type, the medians were single family homes at $580,000 (105 sales) and townhomes at $383,500 (8 sales).
These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
