What Is the Difference Between Gated and Guard Gated Here?

A guard gated neighborhood has a staffed gate around the clock. A person checks in visitors, logs deliveries, and controls who drives through. An auto gated neighborhood uses a remote or a code with no guard on site. Both limit traffic, but only one screens people.

Seven Hills has five guard gated neighborhoods: Terracina, Venezia, Rapallo, Renaissance, and Presidio. Terracina and Venezia share a connected guard gated entry at the top of the community. Renaissance is the one guard gated neighborhood built by a production builder, with 217 semi custom homes from Pardee Homes ranging from about 2,800 to 4,600 square feet.

The auto gated group includes Avalon, the condominium community, The Terraces townhomes, Palazzo Monte, Villa Villagio, and Majestic Hills. Neighborhoods such as Crescendo, Naples, Palermo West, and Meridiana are open access, though the master plan's cul de sac layout and defined entries already keep through traffic down.

What Do the HOA Dues Actually Cover?

This is where buyers get surprised. In Seven Hills you are often paying two associations, the master association for the community wide parks and trails and landscaping, plus the sub association for your own neighborhood. A guard gated neighborhood carries the payroll for the gate house, so its sub association dues run higher than an auto gated street with the same home size.

What Homes Are Selling For in Seven Hills

Here is what actually closed. Las Vegas MLS records 128 home sales in Seven Hills from July 25 through September 23, 2026, at a median price of $600,750.

Half of those sales landed between $412,175 and $786,250, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $285 per square foot and the median home went under contract in about 39 days.

By property type, the medians were single family homes at $645,000 (108 sales) and condos at $295,000 (16 sales).
