Gated or Guard Gated? They Are Not the Same Thing

A gated neighborhood has a controlled entry, usually a vehicle gate opened by a code, a clicker or a call box, with no staff on site. A guard gated neighborhood has a staffed guard house, often around the clock, where a person logs visitors in and out. The second costs more to run, and the association dues reflect that.

Green Valley has both. Green Valley is Henderson's first master plan, founded in 1978 by American Nevada Corporation across 8,400 acres, and its southern section, Green Valley Ranch, began building in 1994 with dozens of separate sub neighborhoods. The Estates at Green Valley Ranch is a 24 hour guard gated enclave of custom homes near The District and the I-215. Roma Hills, in the foothills above Green Valley, is also 24 hour guard gated, with about 140 custom homes and a private 1.6 acre park. Plenty of other Green Valley streets sit behind a plain code gate with no staff at all.

What Do the HOA Dues Actually Cover?

It depends on the association, and in Green Valley you are often paying two: a master assessment plus a sub association. Dues can cover gate maintenance and guard staffing, private streets, common area landscaping, a community pool, a park, or front yard care. They rarely cover everything a listing photo implies.

What Homes Are Selling For in Green Valley

Here is what actually closed. Las Vegas MLS records 228 home sales in Green Valley from July 25 through September 23, 2026, at a median price of $492,250.

Half of those sales landed between $387,500 and $649,750, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $273 per square foot and the median home went under contract in about 36 days.

By property type, the medians were single family homes at $535,000 (176 sales), townhomes at $347,500 (26 sales) and condos at $247,000 (26 sales).
