Desert Shores vs The Lakes: Which Lakefront Community Wins?
Desert Shores and The Lakes are two different lake-themed master plans in northwest Las Vegas, and buyers regularly confuse them. Here is the straight comparison so you can pick the right one.
What is the difference between Desert Shores and The Lakes?
Both communities sit in the northwest Las Vegas valley, both are organized around man-made water, and both have member-only amenities. The biggest practical difference is water itself. Desert Shores has four interconnected lakes covering roughly 100 acres of water. The Lakes is built around one main lake.
Desert Shores was built starting in 1988 by RA Homes as a 682-acre, 22-sub-village master plan with 3,351 residential units. The Lakes was built by Collins Brothers, which is the source of a lot of confusion since people sometimes mix up the two builders. The Lakes sits southwest of Desert Shores in the same general slice of the valley.
Which community has more amenities?
Desert Shores has the deeper amenity stack on paper. Four lakes, Lagoon Beach Park, dedicated swim center, a community center, walking trails like the Desert Shores Loop, and Restaurant Row on Lake Jacqueline. Restaurant Row is a real differentiator: lakefront dining at places like Marche Bacchus, Americana, and Daily Bread is hard to replicate at any other inland Las Vegas community.
The Lakes has its own swim center and pool, lake activities on its single main lake, and a member-only feel. It is a smaller and more compact community, which some buyers prefer. Both communities prohibit motorized boats and lean into paddle-boating, fishing, and shore-side enjoyment.
Which is the better value?
Pricing in both communities runs above the Las Vegas median, but the spread depends on the home type and view. Desert Shores condos start around $190,000 with a median near $230,000, and single-family homes climb well into the $700,000s and $800,000s for lakefront. The Lakes runs in a similar bracket. Local Insight
Ryan Rose has shown homes in both Desert Shores and The Lakes for years and frames the choice this way: if you want more lake variety, lakefront restaurants, and a bigger amenity menu, Desert Shores wins. If you want a more compact, single-lake community in the same area, The Lakes is worth a look. Most of his buyers who tour both end up choosing based on the specific home and view rather than the master plan brand.
