Condo and Townhome Realtor in Mountain's Edge, Las Vegas

by Ryan Rose

Shopping for a condo or townhome in Mountain's Edge? Ryan Rose | Real Broker, LLC is a Las Vegas Realtor who reads the HOA documents before you write an offer and tells you when a building's lender approval is going to be a problem.

Are There Condos and Townhomes in Mountain's Edge?

Yes, though attached homes are the minority here. Mountain's Edge is a 3,500 acre master plan in the town of Enterprise, and the original plan called for 14,500 homes across more than 22 neighborhoods, most of them detached single family. Attached and townhome style pockets sit inside individual subdivisions rather than in one dedicated corner of the community, so they turn up scattered across the map.

That scatter is the reason a generic search fails. Attached homes here are listed under dozens of subdivision names, and the listing description does not always make the ownership type clear. Ryan sorts them by what actually differs: whether you own the land, who insures the roof, and what the association covers.

What Should Buyers Check Before Writing an Offer?

The association paperwork, all of it. In Nevada the seller provides the resale package with the governing documents, budget, reserve study, and any pending assessments. Ryan reads it inside your review period and flags the things that cost money later: an underfunded reserve, a rental cap, a pet weight limit, or a special assessment already voted in.

Financing is the second checkpoint. Attached homes can run into lender conditions that a detached house never sees, including limits on investor ownership in the project and insurance requirements at the association level. Ryan has your lender look at the project early, because finding out in week four that the building does not qualify is an expensive way to learn something. He connects buyers with trusted lenders and down payment assistance programs.

What Do You Get for the Trade Off?

Location and less to maintain. You stay inside the same master plan, which means the paseos and walking trails, Paiute Park, Nathaniel Jones Park, and Exploration Peak Park on South Buffalo Drive, where trails climb to a 2,846 foot summit over the valley. Mountain's Edge Regional Park sits nearby and is run by Clark County rather than the association.

The cost side is the dues. Most owners here pay the Mountain's Edge Master Association plus a sub association for their own subdivision, and on an attached home that second number is usually the bigger one because it covers exterior items. Ryan puts both lines in your monthly payment math from the first showing, not at the closing table. He has been licensed more than five years and holds a 5.0 from 5 Google reviews.

What Homes Are Selling For in Mountains Edge

Here is what actually closed. Las Vegas MLS records 133 home sales in Mountains Edge from July 25 through September 23, 2026, at a median price of $435,000.

Half of those sales landed between $384,495 and $541,500, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $246 per square foot and the median home went under contract in about 27 days.

By property type, the medians were townhomes at $349,940 (24 sales) and single family homes at $449,995 (108 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
