Who Helps First Time Homebuyers in Green Valley, Henderson?

by Ryan Rose

Ryan Rose | Real Broker, LLC is a first time homebuyer Realtor who works with new buyers in Green Valley, Henderson. He starts with your loan and your budget, then shows you which part of Green Valley fits both.

What Should First Time Buyers Know About Green Valley?

Green Valley is Southern Nevada's first master planned community, built before Summerlin. American Nevada Corporation opened it on October 24, 1978, and it now covers 8,400 acres in the southeast part of the valley. That head start matters for a first purchase, because almost every home here is a resale.

The community sits inside the city of Henderson, not Las Vegas. Its postal codes are 89074, 89014 and 89012, and Green Valley Ranch reaches into the eastern part of 89052. Green Valley North is the oldest section, Green Valley South started around 1985, and Green Valley Ranch broke ground in 1994. Older sections tend to hold the lower priced condos and smaller single story homes that first time buyers look at first.

Clark County School District serves the area with 11 elementary schools, 3 middle schools and 3 high schools. School assignment follows your exact address, so check the CCSD zoning search before you fall for a floor plan.

How Does Ryan Help First Time Buyers in Green Valley?

Ryan keeps the order simple. Lender first, so you know a real number before you tour anything. Ryan connects buyers with trusted lenders and down payment assistance programs.

One program worth asking about is Home Is Possible, run by the Nevada Housing Division. Its website says the program offers up to 5% of the loan value toward a down payment or closing costs. Your lender confirms whether you qualify.

Then he reads the money side of the property with you. Most Green Valley homes pay a master association fee plus a sub association fee, and the two together are what hits your budget. Some parcels also carry a Special Improvement District assessment, which arrives on the Clark County tax bill rather than the HOA statement. Ryan pulls both before you write an offer.

Because the homes are older, the inspection matters more than it would on a new build. Roofs, water heaters and original windows are the three things he asks about most in the earlier sections.

What Do Buyers Say About Working With Ryan?

Michael, a Henderson client, wrote that Ryan was quick to respond and gave honest advice with no pressure. Ryan has been licensed for eight years and holds a 5.0 rating from 5 Google reviews.

What Homes Are Selling For in Green Valley

Here is what actually closed. Las Vegas MLS records 228 home sales in Green Valley from July 25 through September 23, 2026, at a median price of $492,250.

Half of those sales landed between $387,500 and $649,750, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $273 per square foot and the median home went under contract in about 36 days.

By property type, the medians were single family homes at $535,000 (176 sales), townhomes at $347,500 (26 sales) and condos at $247,000 (26 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
